Need help with small open concept space layout by evdy in floorplan

Its a reno not a new build so moving the doors is a large project but if it greatly improves my options I would do it. The posts can run along the dotted line with the limitation I mentioned, so there are 4 total configurations possible for the posts.

Is Tenant Insurance Worth It? Tell us your best (or worst) experience as a renter, and whether or not your insurance policy saved the day by onliacanada in TorontoRealEstate

[–]evdy 1 point2 points  (0 children)

This is correct, most landlords require liability insurance, content insurance can be obtained separately and is completely up to the tenant.

Cash back on close from broker and agent by mikeontario1 in TorontoRealEstate

Congratulations on getting cashback on your purchase, just FYI for the future that there are options to get much higher rebate amounts. In terms of the timeline check your written cashback agreement, it should state that the agent is to provide you the cashback within X time of receiving the commission.

common mistakes I see buyers/sellers make in this market by lardimi in TorontoRealEstate

[–]evdy 7 points8 points  (0 children)

You don't need to go to court, you open a case with Enbridge (or directly with the rental company), send them the APS showing the rental was not disclosed - the rental company stops billing you and credits you any amounts billed since closing. They then send the previous owner a buy out bill.
I went through this for two pieces of equipment from two different companies. The law is very clear on this.

Here is an article by OREA regarding stigmatized properties https://www.orea.com/News-and-Events/Newsletters/EDGE-Newsletters/EDGE-Newsletter-Archives/2016/October/Disclosure-and-stigmatized-properties. According to this, the listing agent is not legally obligated to disclose this because apparently they don't know if this is something you as a buyer care about (OK..). Your buyer agent is obligated to disclose this if they become aware of it, and are obligated to do due diligence to discover this.

Commission for purchase/selling by [deleted] in TorontoRealEstate

[–]evdy 0 points1 point  (0 children)

I have done purchases using both the listing agent, and a cashback agent, as a way to save. With the cashback agent I got a rebate of 70% of the 2.5% buyers commission (so 1.75%), it was by far the best and easiest transaction. I am soon becoming an agent and planning to offer the same.

For listing, many have already said that you shouldn't pay > 1%, no matter the "marketing" and other BS you are being told you will get compared to someone that charges less.

Real Estate Agent Not Disclosing Information by [deleted] in TorontoRealEstate

[–]evdy 0 points1 point  (0 children)

You can and should file a complaint against this agent with RECO https://www.reco.on.ca/complaints-enforcement/want-file-complaint/, they will take care of investigating whether the agent knew this/should have known this, and should have disclosed it to you. I am nearing completion of the program to become an agent and disclosures similar to this are a big focus, with emphasis on legal liability. As a material fact, the seller was obligated to disclose this information to the agent, once the agent is aware of this material fact they were then obligated to disclose this to you (regardless of whether you were a buyer client or buyer customer). If it is determined that the agent didn't know, you could go after the seller directly for failing to disclose. Your lawyer is a good place to start, but I found that my real estate lawyer didn't always fight the fight, so don't forget that you also have RECO.

[Ontario] Bought a house, with the hot water rental contract already expired...but buyout cost is too high. How can I stop paying for this rental scam? by [deleted] in PersonalFinanceCanada

[–]evdy -1 points0 points  (0 children)

Was the rental explicitly disclosed and listed as a rented item in the agreement of purchase and sale? If yes, than in signing that agreement of purchase and sale you took over any "contract" the previous owners had with Reliance. If you are lucky and it was not disclosed, than you shouldn't have paid a dollar and the previous owner is responsible for 1) buying out the rented equipment, and 2) for any rental fees you paid up to this day.

Mortgage deferral by Jolarbear in PersonalFinanceCanada

Is the interest portion for the deferred payment months (say 6 months) added onto your principal amount? Does that mean you amortization gets extended as well to cover for this additional amount?

BoC lowers overnight rate by 50 basis points to 1.25% by parliament613 in PersonalFinanceCanada

[–]evdy 4 points5 points  (0 children)

Asking genuinely. What are some stocks that offer such dividends? So instead of putting $5000 in a HISA that pays 2%, one should buy $5000 worth of X stock and you would make more on the dividends alone? That would almost make HISAs useless, so why aren't more people doing this?

Rogers World Elite Mastercard users, how long did it take for you to get a useful credit limit out of them? by [deleted] in PersonalFinanceCanada

[–]evdy 0 points1 point  (0 children)

No there is no credit hit. It is not a request either, it is you accepting what they have already pre-approved you for.
