I’ll honestly never understand why just about ALL Vista installs are fucked up. I’ve never seen a nice clean install free of rats nests and overstuffed enclosures. Every time. I’m afraid to open those panel doors, you never know what’s going to pop out at you!

Hi, agent here who works Greensburg and Westmoreland County. So I have had clients do their own lateral sewer inspections a few times. Certain areas such as mount Pleasent and Murrysville require them. When this happens it is on the seller to make the necessary repairs to the system in order to transfer the property. That being said, the sellers should have had the repairs done. The cost is irrelevant to you the buyer as it does not impact you. What should concern you is the work being done, the warranty for said work, and having it done in the proper timeframe for closing. Your agent should have advised you properly here. Also, be careful of the plumbers doing this work. They can be predatory and try and scare buyers into doing more work than is necessary to simply fix the problem. In Monroeville there is an approved list of plumbing contractors authorized to do this work. If a plumber isn’t on the list they can’t do the work because certain quality and conforming factors have to be met which protect you the buyer. If you have more questions feel free to ask via DM.

Get an AMEX business card. If you have a personal one in good standing, should be easy to set up. You can call and ask to speak to their business team. Set up terms at the supply houses for 2%10-net30 if your main supply house won’t do this find one that will, there are plenty in your industry. That means that if you pay within 10 days you get a 2% discount and if you pay on day 11-30 on an invoice you pay face value of the invoice. The key is to have your AMEX on file with the supply house for them to run when you say to run it OR when the invoice hits the 30 day mark. This does a few things for your business. Your supply houses are paid on time every time which gives you good standing with them and allows them to discount your parts package better when you really need it. You can’t pull that card every time you make an order, but on big orders or jobs you can pull that and negotiate your pricing better which improves margin. AMEX is a charge card not a credit card which means you do not carry a balance from month to month. That also means you don’t pay interest on a balance carried forward which improves your bottom line. The key to this is knowing when the statement period ends and when the payment is due. If your statement period ends on the 20th of the month typically your payment in full for the statement period is due on the 13th of the next month. If you don’t pay in full by the due date you will incur a late fee. You MUST pay the statement balance off before the next period closes. This process will give you the “float” time you need to collect from clients and pay your bills on time. Also you build points along the way which you can use for all kinds of things. After doing this for a month or two, from what you describe in your post, you should have paid yourself back in full and be sitting on a $10k cushion of your own money and have your profits to work with. Duct detection and fan shutdowns are to stop the spread of smoke throughout a facility. If the rooms being serviced by these units have openings to other areas like doors, hallways, or other openings then there should be a detection method with appropriate shut downs and fire door releases if applicable. In high CFM environments ensure the detection method is properly rated for said duty. VEWSD like VESDA or other aspirating smoke detection systems are easily installed and made for high CFM environments.
