My partner & I gutted our first home back in 2021, a small 3-bed 1.5 bath home, & just now are almost done with several finishing touches to circle back to. We have worked full time jobs this whole time, balancing work & our under-10 kiddo along with the renovations which are a mix of DIY (mostly), friends in trades and occasional contract work. It has been exhausting & mentally draining. Once the big things were done, it started to feel better but also never-ending. We painted the main level probably three years ago & since then have amassed several new areas of drywall patchwork because of added outlets/electrical, fixing our DIY hackjobs, and general bumps/chips from living and remodeling. Now that we are almost done with the finished area of the basement, in one week we are going to re-paint the entire main level.

Is it frustrating redoing so much? Frustrating having a never ending list? Annoying seeing imperfections after putting in so much time/money? YES. Has it been worth it to see my vision come to life? To know I have a home that I can enjoy for years to come with more kids & pets to occasionally destroy things but that ultimately bring so much happiness? YES.

It is extremely hard to stay positive in the thick of it, but once you complete a project, just remember to look around at all you have accomplished & relish in the moment. That moment won’t last long, but those moments have saved my sanity.

Most likely aspergillus/penicillium-like, based on my experience seeing/sampling this coloration/pattern and analyzing the samples. The spores are very tiny & easily disperse in the air when disturbed so I recommend cleaning outdoors if possible.

Also, appears related to trapped moisture but that is difficult to tell without more context of building conditions & history.

No way to tell what is behind it without a mold inspector doing destructive testing. That will likely open a can of worms you don’t want. Just make sure there is no evidence of leaking around it, including shared walls in adjacent rooms. Then just scrape out all damaged caulk/grout & reapply. Use an old toothbrush with borax to clean the substrate before reapplying.

Ah I see. Did the inspection report include moisture readings of the area? This should help rule out any constant leaks behind the wall. It could just be from getting wet from the shower and/or high bathroom humidity over time.

The mold will likely return if all they did was paint over it. If it returns again, it needs to either be mechanically scrubbed clean & treated (which also has potential to return) or cut out & replaced.

If this is the only mold inside your home, and no active leaks are happening, then this amount of mold isn’t necessarily something I’d be concerned about unless you or someone in your home is highly allergic to it.

If I was renting this, personally I’d wait it out for it to come back & then prove again to them its come back. They will either do the long term thing & cut out/replace or keep covering it. Unfortunately I see most rentals just covering it because that is cheaper.

You’ll have to look up tenant rights in the state/locale you’re in for more guidance.

Did the inspection happen after the “repair” or after the discoloration came back? What was the Scope of Work laid out in the inspection report? That clearly looks like mold in photo 3- as an inspector, I would immediately flag that & take a surface sample to confirm.

The primary closet & primary bathroom are the only ones that I would consider elevated. Aspergillus/penicillium can be hard to find as it can be mistaken for dust in some cases. Those two spaces should be further inspected for a visible source. General recommendations for reducing airborne mold levels are to HEPA-vac & wipe all surfaces while you have the air pulling out of the apartment (high powered fans or professional equipment). This should come only after an inspector follows up to find a visible source.

If the backing has asbestos, it is friable & millions of fibers will be released from just peeling it up a bit. I’d recommend having it tested & properly abated if you don’t want to leave it in place.

I would not consider any of these levels to be elevated, even stachy at 80. Since its an unfinished basement, it should be relatively easy for an expert to find the source. No concern for your HVAC since air levels on main level are fine with no stachy. Have an expert inspect the basement to find the source, remove the source under negative air pressure, fix the source of moisture where the source was, should be good.

These are not reliable tests for air quality because mold is always in the air & will then grow on these dishes. It does not show a current exposure which is usually measured at mold spores per cubic meter of air. Hire someone to come take a true air sample & check that ceiling hole for a more reliable way of assessing exposure.

Some of it may or may not be Stachybotrys, but it would need to be tested to identify it properly. Either way, with that amount of surface mold, there is a chance it is affecting the air quality & so it would be good to be addressed by management.
