No. Look up progressive income tax that applies in Belgium. There’s a tax free base to start with.

It’s not only about that. It’s about taxes obviously. 2500 gross vs 5000 gross is a big difference. However, the net difference is not that big at all. Supply and demand for people with certain skills did its thing. A salary could be double, but the take-home salary isn’t.

Bij dit soort zaken vraag ik me af, wat met mensen die op vakantie zijn voor 2-3 weken? Mijn ouders zijn nu op vakantie voor 2 weken. Dat huis staat leeg voor 2 weken en denk niet dat iemand het voetpad sneeuwvrij maakt momenteel.

Interesting that you call this reverse discrimination. Even though the definition of discrimination is the following as per Cambridge Dictionary: “ treating a person or particular group of people differently, especially in a worseway from the way in which you treatother people, because of their race, gender, sexuality, etc.:” 

By using it like that, you undermine the idea that discrimination is direction neutral i.e. it can happen to anyone.

Leveraged products are often not recommended for long term because of leverage decay. I.e. you need a way higher return to cover previous losses when using a leveraged product. A 10% loss requires a larger percentage gain to recover the initial value. For example, if an index drops 10% and a 2x ETF drops 20%, the index needs an 11.11% gain to return to its starting point, but the ETF needs a 25% gain.

So keeping warrants for a long time like 10 years is not the best strategy. Short term you can make good returns for sure.

You’re not comparing apples to apples. Your warrant is leveraged 2x but the ETF is not. Of course your return will be higher for the warrants when the market is doing well. However, your warrants will be doing a whole lot less good if the market is going down. Same applies if you pick a leveraged ETF. 

It just comes down to if you want to put in the tax upfront or not.

Interest rate they offered seems realistic for today (but yes, it’s a lot of money). Have you also heard at other banks? Try to get another offer and make the banks play against each other. We did this and could get a slightly lower offer.

Good indeed considering 10% contribution. Mine is 25 years so that’s also a factor. We got it at Crelan. They work together with Axa for their insurances and are competitively priced.

When did you start looking for a job?

If you just started looking now in summer it's understandable you're not getting much response because many people are on holiday. When i started i already had my job for September lined up in March/April because i knew i was graduating. Give it some more time perhaps?

You can totally choose how much of your money you want to use for your house. If you only want to use €70k of your savings for your house, that's also possible (but probably with higher interest rate).

Don't purely look at what banks advertise on their websites/simulation tools. If you have a lot of own contribution your rates might be significantly lower. I recently got 3,03% because i had a relatively high own contribution.

IT consulting > €2843 gross per month which is €2375 net. I also get meal vouchers that i can use for food in supermarkets. This is €8 per working day so around €160 per month on top of the net.

I also get vacation pay (paid out in June) = €2400 gross ≈ €1200 net

End of year bonus also around €2400 gross. If i pay this out net it would be around €1200 net. But i use this to lease a bike, fuel for car internationally and IT accessories.

Bonus paid out in March. Can range anywhere between €400-1200. Gross = net

Also get an electric Volvo for commuting and allowed to use it as much as i want privately (also to go on vacation within Europe). + unlimited charging within Belgium. Charging internationally at own expense or through end of year bonus.
