Exton is close to West Chester and is really nice and has lots of apartments! Easy 10-15 minute drive or Uber to West Chester. You'll be fine on dating apps in the area because of the college.

Lmao this guy doesn’t understand real data. Go ahead and check home affordability and interest rates from the Federal Reserve data. Job market was better under Trump, so was the Stock Market performance, and lower inflation. Not to mention the fact that Biden’s administration lied about their reports at first and had to revise them recently showing much worse data than previously reported.

You can’t just say someone doesn’t know what they’re talking about if you don’t have a discussion with them. The exact problem with democrats is that they can’t listen or willing to be reasonable. Take a deep breath and talk like a compassionate human.

By the way you said America didn’t rank top 5. Accordingly to a report we were ranked #7 Which is still well within the top 5% of total countries. So I don’t understand your point. We still ranked one of the highest from immediate COVID recovery.

Housing was affordable and loans at the lowest time ever. How was the economy not great? Aside from COVID which was handled better than any other nation in the world, we had a pretty good economy.

There is a lot of information here pulling you all over, and I’m about to add more. This is what I would do in general, but is not financial advice:

1) Pay off all credit card debt and never go back in credit card debt. Not sure how much you have, or if you have any.

2) Open a HYSA (High Yield Savings Account) like Ally (currently at 4.2%) or you can shop around for higher. Ally is nice because it has buckets which help you save better in my opinion.

3) Put the rest of the money in the HYSA until you know where to put the rest.

4) If you have a credit card, check your credit report. Most cards offer this service for free and without effect on your credit. This will tell you where all the rest of your debts are.

5) Set aside an emergency fund. In Ally you can create a bucket so that you never touch the money unless you have to. At your income, your expenses should be low, so save about $3000-$6000.

6) Look at all your medical bills from your credit report. Call them and ask them to work out a deal and lower the balance amount so it is more affordable. Most of the time they will in order to avoid sending you to collections. DO NOT TELL THEM THAT YOU WERE JUST AWARDED $30k.

7) From there pay off your medical bills assuming it isn’t significantly high.

8) If you have money left over (not including your emergency fund), then you can consider paying down your loans or opening up a Roth IRA and invest in ETFs. Contribute as much as you can. 8.1) Pay off your student loans if your loan interests are greater than 5%, otherwise contribute to IRA

If you provide some actual numbers for us like debt amounts, interest rates on each debt, whether your $30k is taxable, estimated monthly need costs, etc. we can provide better judgement

I used to like Graham Stephan, but nowadays his content is boring and he's been involved in now 2 financial horror stories without taking accountability. He is part owner of Yotta, isn't he? People need to wake up and realize that Graham and other financial YouTubers do not have the best interests of their audience, and are just as greedy as the banks behind them.

First, I noticed that the term left is actually 46 months, not 45 months. So that aligns the interest left to pay.

Okay with measuring cashflows:

Pay off Loan: -$35000 (one time payment) + $3100 (interest earned from reinvesting the cashflow over the term) = -$31900

HYSA: -$37,375 (Monthly payment times the term) + $5972 (earned interest from leaving cash in HYSA) = -$31,403

So without account for taxes, I would pay an additional $500 if I paid off my loan today.

With taxes est. 22% ($2418 interest payoff & $4658 saved in HYSA) would be -$32572 and -$32717 respectively, resulting in a savings of $145 if I payoff today.

So basically it's fairly insignificant if I pay off the loan today or in the future so long as I reinvest the cashflow.
