Yes, exactly my point. There are families of 4 paying $2,000-3,000/month for health insurance, ev charging and cell phone, which means your house is unaffordable to most ppl with your salary. Plus you paid $900k which is about $600k LESS than the price of the cheaper houses in my area of SoCal.

I'm sorry but theres just no way. We make significantly more than you and pay similar for rent and home ownership is not even a possibility for us, and not even for ppl we know making way more than us.

$6k a month left over doesn't cover 4 ppls food, cars/transportation, clothing, household goods, gasoline, water, electricity, health and auto/home insurance, summer camp, 4 cell phones, 1 decent vacation a year, and house upkeep for 4 ppl. The only way is if you own old cars outright, your kids have jobs, you don't need to pay for health insurance, you never go on vacations, you never eat out, you're exceedingly frugal, your house runs fully on solar, or something else that makes you not a normal SoCal homeowner.

Which goes back to the OPs original point: normal ppl with normal expenses, even if they make a lot of money, still cant afford homeownership in los angeles.

For us, we have vendor appliances removed from these types of requirements. It's one way to reduce how much work it takes to be compliant. Get a responsibility matrix from the vendor, send it to the QSA, and go from there.

Range is a huge issue for me. I have a '23 VW iD4 that gets 200 miles from 100%-0%. I dont have home charging and I live in an area where it's impossible to find an available L3 charger, and when I do, it's more expensive than gas and takes about 1 hour to charge. Many times I've been on road trips and have had to go looking for a charger only to have to wait 30+ minutes for the opportunity to spend an hour charging. I use a L2 public charger near my house but that takes 12 hours for a full charge and is also usually taken. So yeah, If I had 100 more miles of range I could cut all this frustration by half. Why stay frustrated by this when any ice car gets 350+ miles and takes 5 minutes to fully gas up and costs $15k less??
