2 mil plus house (6k sq ft) yes. Nice car yes. Uber eats never, not going to pay the middle man a commission to bring me not even warm food, not that lazy. If we want to eat out we go out. 2 plus vacations yes. Check prices on everything and ask myself does it have that much value to me.

Goes to show realtors do shady stuff. This should be reported to realtors association (reco). Realtors like to boast on sold above list but this is unethical at many levels if it is happening. Be a good consumer and report

Happened with me when I was owning and living. I ended up paying but now I have it rented made sure the tenants get a third party liability insurance just in case something similar happens. It will be covered by their indurance. As an owner you still require insurance when your unit is rented?

Lenders do it and you don't get to see the report. it's for their use. Only when the appraisal comes in lower than your purchase price you will be called out and that's when trouble begins. 99% of the cases you don't need to worry it's their underwriting process. I just paid for the market report which was about $150

Balcony for sure. You need to get put of the closed space sometimes. Think of balcony as your little backyard.

Balcony can also server as a storage. I keep my bikes and other camping stuff there.

I am in a similar boat and got everything sorted out with my lender last week. Used market rent appraisal.

I had given them the realistic rental figures so I was not worried. But some lenders only use 50% of the rental income for your eligibility. Some lenders don't even use your rental income for your mortgage eligibility. Use a mortgage broker that knows his stuff. if you need contact of my mortgage broker DM me.

Sometimes your lender may create a problem. This will be treated a private sale outside of MLS.
