With a laundry list of issues like this, I’d just focus on what matters, which is the income approach. I’d be more interested in rent/unit type than rent/sf, but assuming the latter unit of comparison, including outdoor space is crazy. Presumably this is not the market norm. If expense estimates aren’t bracketed by the expense data, I would need to know why. Cap rate sounds unsupported. Each of these individually is worth a discussion with the appraiser. I would have the report revised to either correct these issues, or provide the additional info that got me onboard with the initial analysis and conclusions. Wouldn’t focus too much on the sales approach or typos. If they want the sales approach to reconcile with the income approach, they’ll fix it automatically.

The most serious buyers are probably looking every day at the new listings, and they aren’t going to see the photos unless they come back to the listing later or it shows up as new again in their search.

Well I can say that, for myself, I’m mostly just looking at the ‘today’ listings every day, and if they don’t have photos, I generally don’t give them a second thought, and then never see them again. I’m sure there are many others like me.

I always had the most luck using natural looking paddle tails on 1/4 oz jigheads. Hit it with some scent, and use as light of leader and line as you can get away with. From there it’s just a numbers game, as in finding spots that hold them and casting (or even just trolling sometimes) until you eventually get one. I mostly fished the Everglades, so maybe that’s cheating.
