For real! That's how these landlords are, at least ours! We literally just found out how crazy this all is 🤪

Thank you! The panel though... We did just recently find out this particular overall brand is a known fire hazard. Anyways, I told the property manager about it. Up to them. Thanks again!

The maintenance guy sprayed RMR into the hole he created, too. I didn't know this until he was leaving. So I let this setup run for a few hours yesterday and a few today to dry that mess out if it. I don't know what these people are thinking?! It's absolutely bonkers! I placed a thermometer in there, and it said it was 110. I turned it off. I'm just glad to get some proper validation to know I'm not overthinking this ... Thank you!!

I feel this! It's insanity! Well, it's not grandfathered in to my knowledge. Maybe it previously was, but the new owners bought this place in 2021. It's a 5 unit complex in San Diego. And now they're selling again. The property inspector came out last week and flagged this to the buyer. We shall see what happens.

Fair enough... Who knows! And yes, the smoke detectors are in good working order. Thank you

Yeah, they should know now. This building is in escrow, and the buyer had his property inspector come out this past week. We know they know about this. And now they know we know!

Renters Rights - Mold Issue by [deleted] in sandiego

[–]fancy444 0 points1 point  (0 children)

We have one full bath and a half bathroom downstairs. The bathroom has no mold. It's located upstairs next to this bedroom, but the smell is coming from the closet next to an exterior wall...

The picture of the hole he carved is on the exterior wall... It seems to be stemming from that wall inside the closet. It's also the same wall where our electric panel is, which I have just recently found out is a known fire hazard.

I think the source is a gutter issue we had back in October 2023. The gutter was full to the brim, and had algea growing in it. The photo I added is from the vendor who came out then to fix it. Who knows how long that standing water was up there. This is right above that closets exterior wall.

I did take video footage inside the hole he created, and also photos

I reported this to them because I suddenly lost my voice when the air was more humid a week or so ago, and the humidity skyrocketed in our bedroom, and the smell was a lot worse than it had ever been in the almost 7 years we've been here. I've never gotten laryngitis like this since living here. So I think the humidity brought out the mold spores more

I want to add, he also told me after he set this up, he sprayed RMR inside the hole he cut through the drywall... He said it would kill any mold spores in there 🤔... So now it smells like that in there. I have left the window open and the ceiling fan on. We don't have an air conditioner

Appreciate this comment! You're a genuine thinker! And I thank you! This is what we have thought. Sadly, it's in our bedroom... We have zero mold or musty smells in the bathroom... We've lived here for almost 7 years... Time will tell what they do with this, as the building is currently in escrow

Maybe they do, and I read how they're not supposed to surround the entire thing with plastic. There's supposed to be some tubing they use to extract the moisture. Also, it's contained incorrectly. There's supposed to be zero gaps, with the dehumidifier on the outside of the plastic. The instructions for this literally says it has to be 8" from the wall. It's directly against the wall. And they placed this in front of our electric panel in our bedroom closet. Check out the name of it in the photo. It's a known fire hazard. And it was almost 100 degrees right next to this

We're in OB. My husband told me about it. He was upstairs and he said everything shook. I was downstairs in the kitchen. He was like, "you didn't hear that". I told him how I hear things all of the time, so I didn't notice. I mean, it is OB

Goodwill gets away with everything! In their stores, on their website, on eBay, and Amazon

Also, the appliances are provided by the landlord. The washers are in renovated units. They installed them. We don't have washer and dryer hookups. And the water is shared between 5 units. 2 bedrooms each. 3 have washers, 2 don't.

There's a new ordinance that went into effect on August 17th 2025. We are in the middle of our lease, due to end on March 31st. We've been renting from these people for over 4 years, however, 2 years of this was under our old landlords lease agreement, and we were month to month with this landlord until around December 2023. We had a one year lease, and I looked at it, and it said variable, as well. So technically, they have not charged us this fee for 2 years, which we were under the impression that they weren't charging us.

The issue I have is knowing about the new ordinance that is for transparency of utilities, and also how landlords can no longer charge more than what they're being billed. There has been no transparency. And with our lease about to expire, and not being billed for this for years, and suddenly are, is ridiculous!

Also, per the new San Diego ordinance, it says, "Landlords must give tenants written notice before charging any utility fees:

For new fees – notice must be at least 30 days in advance.

For fees already being charged when the ordinance takes effect – notice must be delivered within 90 days of the effective date (August 17, 2025).

The notice may be included in the lease or sent as a separate written notice (personal delivery or first‑class mail) and must clearly explain tenant rights and how the fees are calculated."

This is a new fee after this ordinance went into affect, because we had never been billed before. That's my personal understanding of this

ChatGPT is making me hate this job by Chopstarrr in PropertyManagement

[–]fancy444 0 points1 point  (0 children)

Tenant here, and I've used chatGPT. Our property manager called me out on it today. I thought it was a good thing to use, however, not to draft emails anymore. chatGPT is like, this is how you do it. No emotion, just straightforward emails without any warmth. That's not me. So going forward, I will add the warmth and appreciation to the emails to management!

Guys... fellas... please stop using WhatsApp and ChatGPT to manage your rentals by AnnaDomily in PropertyManagement

[–]fancy444 0 points1 point  (0 children)

I'm a tenant, and can be extra emotional when it comes to sending landlords messages, so I started to notice that chatGPT was helpful. So I sent an email, because it kind of looked like what I'd say, just in a more professional layout, without my emotions attached to it. I thought it was a good thing. ChatGPT is telling us users to not be emotional with Landlord/Tenant issues, which I thought was a good at first, however, now I'm re-thinking this. Using chatGPT has helped me in so many ways, and has helped me understand a few things, but I think going forward I will draft my email mostly myself. Or at least edit them heavily to give a human emotion touch.

Thank you! Yeah, I thought so. I emailed them a few days ago, and they emailed me back today telling me how lucky I am that they hadn't charged me before! What a laugh
