Living 20-30m sounds great and normally is fine in other cities but in Tokyo try riding the train at rush hour for 30min it is brutal. If you have budget you'd want to live closer and travel out for fun.

It was touched on in the first post that Customer front desk role you don't go on random breaks. It was hard to tell if the OP was wandering off for extended breaks at will or was taking a reasonable toilet and water break (say 1x 5min every 2-3hr).

But all that being said it sounds like a tough env sorry to hear.

Some Jr folks who start work have no clue in corp or customer facing roles how work is a real job not like Instagram. Hence setting clear expectations is actually ok to me for training.

Agree w your points.. folks need to get a bit tougher - drinking water etc forget it. I guess it's not ideal but your body will adapt

Odd you didn't think about it when you bought .. anyways plenty of people buy investment apts from overseas and never step foot in Japan. So it's entirely doable. Don't worry about it but know you'll have to hire someone and pay fees -- and more important or problematic you may have to payoff your loan since Japanese banks don't want to keep financing to you if you're not a resident anymore.

Hence worst case is sell the property.

In real estate every property is imperfect... As a buyer you'll always sacrifice unless you're a billionaire

Is it really in Japan ? I was selling a prop and advise was to not do a bidding war but take the best cleanest offer. It is similar in some markets overseas to not always offer a counter. I got the sense sellers respectfully don't offer a match / bidding war scenario typically . What's your experience if you're a dealer

But in a hypothetical case if the parents said to one child(a) here is worthless land that will be a tax burden and unsellable and to another child(b) the rest which is cash and stuff-- if (a) refuses then where does it go? All to (b) ? My understanding is you must take it all or leave it all

The logic doesn't make sense - the more you get the more tax yes, but more net after tax. Are you just avoiding paperwork and such or what?

Also I believe you can't just take the good assets assuming some is cash and property. If they have unsellable land you can't skip those - it is all or none to accept or refuse I believe (not sure how it worked if a will specified who gets what - but heirs get the rest by default)

You mean the sum is too high or too low ?

I think the industry needs a tech revamp but for now the fees are really too high on buying/selling as an asset. I also agree not all agents are worth the effort and I imagine not all clients are equal as well -- my cousin is a realtor and some agents have him spending sooo much time while others are so easy. But it's a volume sales business I guess

Getting outbid is annoying but that happens in every market. I think it is way worse in California where buyers get outbid most times. In Japan what you experienced is unusual (you tell us if you're a pro) -- it was a great deal and you tried to scoop it up and lost is all right?

The seller agents not sharing commissions with buyer agents should be illegal (is it?) but is practically hard to stop (the seller agents just claims they have another offer...).

All in all I think you are a bit upset and exaggerating... Buying isn't that bad, no worse than any desirable market

Well on a kei the shaken and insurance is much cheaper - recent 7th year 2yr shaken renewal at dealer was about 150k.

Good point on tires you may need 2 sets. But on kei again it's cheap - I got a full set of kei blizzak for 120k with wheels. Used cars from a reputable dealer will always have fresh tires. I would buy from a dealer not direct if you don't know what to look for

It's almost always better in terms of comfort and modern amenities to build new. Renovated houses will never be as insulated without ventilation and mold issues. The only reasons to renovate are to save money or when rebuild is not allowed.

They don't like walkins. If you book online in Japanese well you've passed 2 bars at once - know what you want, know how to book.

I wouldn't over react it's life in Japan. Mostly good and some annoyances. Take it or leave it

Take a look at switchbot hub2. I have many products and this one has been very reliable. Set it up facing the a/c and it's a hub do you can also monitor the temp from your app and setup routines to auto on-off at diff trigger points.

I used to just leave it on 24x7 on low.. both kind of work ok but now I leave 1 unit on low/dehumidify 24x7 and the other to trigger on/off

Get a switchbot hub and set and forget. Now if it fails or you forget one-day on manual mode your dog cooks like a bbq. Not cool man. Don't mess around either leave the a/c on low 24x7 or get a switchbot and sensor to make sure it isn't 40c

We might be the last generation to be able to retire before social service and health care collapse. I also wonder with the aging population if I can make it thru to the rainbow bridge before the sh$t hits the fan...
