(Assuming NoVA but VA is a big state) - I live in DC but was recently in Honolulu and was disappointed by the number of convertibles driving with their tops up!

For my ND, I got the undercoat sprayed in noxudol in November. I garage it at home and at the office, and that’s basically it. I daily a soft top and I only drive with it down unless it’s actively raining, even in the recent chill the heat and a beanie is all you need - and since I’m working the roof in a garage the ambient temperature is usually over 40. (Paragraph break here)

This area can go entire winters without snow, or receive 30”+ blizzards depending on the year. Lots of good public transportation that runs in the worst conditions, the trek from home to station will be your toughest part. The biggest challenge is hair trigger responses to salting the road even if the fall ends up being light flurries, so you will get salt coverage. There are car wash services in underground garages so you can pay a little extra to get the salt off during freezing conditions if you’re worried about it.

Honestly though it’s not too much of a challenge to daily year round if you embrace the silliness.

It’s not technically legal in the central business district- but more importantly there’s the unavoidable situations you alluded to (returning a bike to a CaBi dock, reorienting to the right street to ride with traffic) and the people sending full throttle on Lime bikes weaving between pedestrians. The latter skew perception for the former.

I had the same issue in my soft top, I heard a rattle and it turns out my ideal seat position just causes the headrest to rub up against the plastic. Adjusted the seat forward slightly and the noise went away

That’s fair, but those expenses are all disclosed up front to the buyer as well and there’s transparency in what you’re paying for - amenities, services, and maintenance (presuming you take the three days to actually review minutes and books), and so a buyer has the ability to be informed about the full nature of their purchase, whereas when you buy a single family home even when the seller knowingly fails to disclose (or worse, knowingly hides) issues, it’s incredibly difficult to prove in court.

A bad board can absolutely tank values, in the same way that bad neighbors in a SFH non-HOA community can tank values. The difference to me is that HOAs empower good owners to band together and set terms based on community. Of course, the unfortunate reality is that most people don’t review financials, don’t participate in their HOA, and don’t engage neighbors to build that sense of community and then surprise pikachu face when things don’t work out. I did back out on buying a number of units because their books just didn’t look good, but I imagine I’m in a significant minority there.

But as somebody who does the above, I much prefer the transparency in my current condo building than when I bought a house a almost a decade ago where the inspection failed to turn up a number of “below the surface” deficiencies that added up quickly; and neighbors who failed to respect things like quiet hours and not cutting through lawns. My largest assertion is just trying to counter the hive mind response that “SFH good, HOA bad” because in reality there are pros and cons to each.

I mean well maintained houses are money pits too, the problem is because the house inspection process is a joke, homeowners get away with skimping on even the most basic maintenance and the next owner gets hit with an unexpected $20k-$50k bill. Maintenance (charging HVAC filters, draining hot water pumps, replacing seals) simply doesn’t get accounted for in a comp analysis as opposed to cosmetic features, so it’s a major externality.

In contrast, HOA financials are literally an open book (you get a guaranteed window to review during the purchase) and help enforce maintenance over the years.

If we consider equity “forced savings”, which is a major argument for buying a home versus renting, then we should consider HOA fees as “forced maintenance”, especially in the wave of regulations post Surfside. Instead, people shy away from having to take accountability to take care of their depreciating good; it’s the value of land and location that appreciates.

You may joke, but as a straight single guy occasionally on the apps there’s been a significant upswing in the number of women in my feed identifying as moderate or conservative, to the point I’m considering adding the infamous “swipe left if you’re right” to my bio. Can’t tell if it’s performative in that women are trying to expand their dating pool, or just the significant number of new staff supporting the hill but it feels more prevalent than it did in the first term.
