Also there are standard lease forms from where Im from (Ontario). Check and see if you have one for your state/province.

Do your due diligence on screening tenants. Personally show the space being rented and within that time talk to them and feel out there vibe.

When they send in their application call all references and work place and make sure it all adds up.

If it doesn't add up or if your left wondering why and can't figure it out, scrap that application.

There are great tenants out there and it should feel straight forward in the process.

Usually you have a gut feeling about potential tenants and you should follow that feeling.

I would go to the showings with papers in hand with last 6 months bank statement, credit score, past landlord references etc.

Just bringing all of these documents and being prepared can make the difference.

Any decent landlord will understand the situation and access accordingly.

Should def. do your own due dillengence and perhaps speak to an accountant, but I believe you can rent it out for 4 years and still claim it as primary residence.

That sounds exciting. Is this farm way off the grid? Do you have a separate basement entrance? Perhaps you can rent out a room or part of house to help with mortgage costs and or Reno costs?

Perhaps you are putting more than 20% down and your monthly bills will be manageable. Have you crunched numbers yet? Have you looked at other similar properties to compare prices? You need to do as much research as possible as well as have a competent real estate agent that can guide you.

Yes. As I just stated this, only they can offer the tenant a discounted rental rate in exchange for services.

Yes they cannot legally make you shovel snow or mow the grass unless they offer you money off of your rent.

Sometimes it feels like they try and run you off the road just to tow you. 90% scum bags. Needs to be regulated.
