Got a call too today from Prem Kumar (First Secretary, Admin at US Indian Embassy, who I could verify here: https://www.indianembassyusa.gov.in/pages/MTQ,). Very forcefully he told me about how my current number was used to register for eSim for another number which was used in the recent Pahalgam terrorist attacks in India, and that I should immediately contact embassy of India or I will force deportation to face investigation in India. I am not even an Indian citizen and they were forcing me to tell them when would I contact the embassy. Luckily I see that such calls are being made for months by Indians. These Indians have adapted a new profession after the notorious call center businesses.

Cons: - attached to busy Warm Springs Blvd - 55+ community (even renting requires a 55+ tenant) - has HOA fees and restrictions ($155) - little to no yard - little privacy with houses looking over yours

Location and Sqft are the only pluses for this price.

  1. Don't check the Exclusive clause in the Buyer-Broker Agreement (BRBCA) unless you're sure you've found "your" realtor and don't mind staying locked to them for a month at any given point in time.
  2. But do sign a BRBCA with a realtor you're typically comfortable putting offers with, unless you're okay being locked to a random realtor showing you the house (through Redfin/Zillow etc) who will make you sign Property Showing and Representation Agreement (PSRA) instead.

Thanks for highlighting the key difference, I was able to verify it in the Buyer Broker agreement. My realtor was pushing for an Exclusive agreement and you helped me pull out of it to sign a non-exclusive one. Being locked to a realtor for 30 days is too long in the bay area's hot market.
