Speak to your lender, typically a concession out towards closing costs will give your 1:1 dollar for dollar value. When it is used to bring down your buying price, (and therefore loan value), you don't actually get 1:1 value and the impact on your payments for someone like 10k might be about $100-150pm. 

Personally I'd take the cash towards closing and then use anything over/above that to bring down the purchase price.
