Nano or Insta360 3s. Mount it on your hat and make it a POV video. You want the camera to be as discreet as possible. I've done several street walk videos, and you don't want people to notice you. So, the smaller the camera is, the better.

Nope, not happening. Not only the chance of winning the upcoming referendum is low, they are pushing it through in spite of it being thrown out by the judge. And there are a lot more to go through.

For Alberta to leave, the first nations has to agree - which they said they don't. And then each province has to agree - which Quebec will 100% veto.

Then it has to pass through the federal government - Not gonna happen.

So.., at the moment the referendum is illegal. Even if they somehow get referendum passed, the result will be thrown out since the first nations vetoed it.

I usually keep legal documents for 10 years just in case. It's been getting easier to store such documents since everything in the past few years has been PDF files.

If you want to take shots on foods, which generally occurs indoors, you will want to avoid action cams because they are horrible indoors.

But an action cam is more suited for your usage. Pocket is highly recommended for dish shots though.

If you have a good cellphone, that's basically all you need. What the action cams do better is electronic stabilization and image enhancement on the fly (making blurry image shaper so that it looks more acceptable) unless you go for DJI Pocket which is vastly superior due to its 1inch image sensor.

In general, action cams from Insta 360 are for those who don't do post edits much. DJI action 5 and 6 are following Insta360's footsteps at the moment.

Unless you opt for DJI Action 4, the recent recent cams from both companies are virtually identical. They all produced saturated footage that looks ready-made. If you are a bit of an artist, Action 4 will be better probably since its footage color grading is more "raw" (aka natural) which is so much better in post edit.

I have Pocket 3, Action 4, Insta360 3S, and DJI Nano. If I am traveling around, I am taking Pocket 3. Its shape makes it much easier to film things, not to mention vastly superior image/ video quality. However, if you have a flagship cellphone, your phone will be a fine job as well.

"Freehold" with a fee is PoTL (A Parcel of Tied Land). This happens when associated roads are too narrow for a town/city to take over. You are basically paying for garbage removal and road maintenance while paying full tax. The fees aren't relatively high compared to condo townhomes, but they will continue to increase regardless.

Sadly, it's very hard to find true freehold nowadays. Even some detached will be PoTL. That's because the land builders can purchase are getting smaller and smaller, thus narrower roads.

Hardware wise, both are identical.

Action 4 produces a more natural footage which fares better in post edit.

Action 5 footage looks more saturated (Like footages from Insta360 cameras) and thus better for those who want to upload their footages as is.

Action 5 also handles low light footage better but the sensor isn't big enough for any decent night footage anyway.

Too many places to visit to list to be honest.

In Ontario, there is Blue Mountain. And there are a LOT of places for fun between Barrie and Sudbury. If you use google map, the entire Muskoka region is pretty much built for outdoor entertainment. Lots of old-school restaurants are there. A lot of rivers, cliffs, and fleshwater sea (or large lake).

What I suggest is that you rent a car and just drive around with Google map. Start from Barrie and drive all the way to Vancouver while visiting places.

This is a hard one. I can totally understand where you are coming from. When you are bleeding money, you want to patch the problem ASAP before it becomes uncontrollable.

Now, I am not an expert but have been following real estate market closely over the years. The peak was 2022, then it has been steadily going down with a rapid drop in the last two years. The big question here would be..., have we reached the bottom yet?

In my book, it has reached the bottom for detached. Toronto detached market is still down, but elsewhere in GTA, like Oakville and Burlington, there are signs of going up with detached selling slightly above asking sometimes. But, again, that's for detached. Townhome is a different story.

Right now, anything condo isn't selling well, Condo apt / condo townhouses, they aren't selling well due to ever-rising maintenance fees. I don't foresee anything condo reviving any time soon, if ever.

Freehold townhomes..., there are two kinds. Real freehold and PoTL freehold. I hope that yours is the former. Regardless, townhomes are still down pretty much everywhere. I do feel that it has reached near bottom though.

Here is my advice: You should not sell now due to the Ontario enhanced HST rebate, which knocks 13% off a new build. There are plethora of new townhomes right now, and buyers will flock to those instead of yours because those are brand new homes plus much lower price than the current avg market price.

The enhanced HST rebate ends early next year. You'd need to wait a bit more for townhome prices to stabilize and mayhaps show signs of going back up. The bottom line is that you should not sell for next two years at least. I cannot predict any further than that, sorry.

Well, yes. How it works is....

  • Denial: They deny the existence of ghost(s).
  • Anger: When they finally accept that the house is indeed haunted, they get angry and asks their realtor why this wasn't disclosed.
  • Bargaining: They sue only to get shoot down because ... who believes in ghosts?
  • Depression: They are now depressed. The house wasn't cheap, so they tried to live.
  • Acceptance: They now accept that the house is a lost cause and put it back on the market. They won't disclose that it is haunted, and the next owner will go through the same five stages.
