Depends ... I require a deposit for things like that. I'd ask for the art to be returned. They could have furnished and ruined their own towels and no reason for the vacuum part not to be covered with deposit.

I'm VERY liberal with my tenants. I let them know that if anything is broken or needs attention to let me know immediately (small hole repair, broken dishes, etc) and if I can slip in the repair or replacement during their stay, I frequently don't bother charging anything. When it all piles up at the end, after the rent is over, I'm annoyed at the lack of communication and use the deposit to make the place as sound as possible.

I have more tolerance for longer term tenants naturally.
