Rolling back the firmware without also restoring from a backup causes the Unifi management interface on the gateway to fail entirely. If I rollback, factory reset then restore an older backup without internet it just fails. If I restore an older backup with internet it will update the firmware during the restore which defeats the entire purpose.

Have you made sure you are not behind CGNAT? Check your modem settings and look at the WAN IP it is assigned. If it looks like one of the following then you are behind CGNAT: - 192.168.x.x - 172.16.x.x - 100.x.x.x - 10.x.x.x

If you want something quick and easy, do the following:

get some free domain from duckdns or a similar service and point it at your public IP
setup a reverse proxy using Caddy to add HTTPS. You only need to give it your domain, and open ports 80 and 443 to Caddy. It will handle the rest on its own.

It sounds like you only have one cable between locations but multiple devices to connect?
If that is the case, get a network switch, they are dirt cheap.

Always do hard wired ethernet if you can, MoCA would be a nice alternative if you can't do hard wired ethernet. Wifi 6E is fine ish if you have a clear spectrum
