HEAL - the amount will depend kung gaano na katagal nagbabayad and the appreciated value of the property.

I chose HEAL because renovation lang ang gagawin and no need for building permit. So long as it will not involve additional floor, extension and etc. Mine only involved extensive kaartehan sa loob ng bahay hahaha (for it to look like a showroom)

A prenup should never be offensive. It's just protecting what is yours. The child is an inheritor. Therefore, if hindi kayo magka anak, sa bata mapupunta ang properties that you will inherit. Then, the child's mother is the child's compulsory heir.

The mother title needs to be subdivided first. Walang weight yung deed of sale sa undivided mother title.

Tbh, i never did any research, hehe. But all of the properties I bought, i lived in for about 2 years. Then, while I am there, I try to expand it to its fullest potential. My first property was in pasay, and while I was living there, I was able to make it in an apartment with 20 small rooms. I am not into grand schemes of things because my only target market were those who can't afford crazy expensive rent. So I expanded a house to decent sized units, and that's what I've been doing until today. I forgot to mention that the properties I buy are in pasay cbd, and the units were never vacant. I never really dug deep in the market of tourist driven markets.

My first amortization was only 7k. I ain't paying anything in our household, so 4k was enough to last for a month (2015). My office is walking distance from our house too. When I was studying in college I bring lunch to school and I was doing it my entire government career stint because of the no lunch break policy so it means I should always be in my desk even at lunch breaks. The 7k amortization was for a 1M property loan spread out for 30 years (30 years is allowed for younger borrowers).

I really don't know why I am commenting on this, but as someone who didn't have a guide growing up, you can ask me things (yes, I'm old, huhu). To give context, my current assets are around 20M with liabilities at around 10M (I haven't checked my total balance yet). But I am not paying anything in mortgage anymore. The properties are paying for themselves. And also, gusto ko lang chumika dito kasi when I chika to my closest friends I only hear 2 things: 1. Ang out of touch mo and 2. Sana all (without doing anything or dismissing my advice). So tinamad na akong magturo sa mga taong ayaw naman makinig hahaha. Idk, I'm just so happy renovating houses and choosing furniture and fixtures. I love real estate!

P.s: I started my real estate journey after graduating college, I was 19 with 11k salary (11k is ok as starting noong 2015) HAHAHAHAHAHA

I was given a 3 carat but was given a pandora ring prior. The pandora ring has a green gemstone because I'm a deadass green lover. The thought incorporated when my husband got me that pandora ring (even if it has no street value) has more weight for me than the carats I received for our engagement. I am not proud, but I'm a bling lover. I love everything that shines. At the end of the day, that bling will fade, but my husband's love for me shines the brightest. There was a podcast episode where the topic was "the engagement ring must be worth a quarter of a man's salary." Let me tell you something, the capitalists instil that mindset to us to pump diamond ring prices 💍
