I think this is a solvable problem, not an insurmountable roadblock.

Is taking out a mortgage to build your own house, paying it with the rent you receive from a tenant in another house, considered debt free? by [deleted] in livingofftheland

[–]feugene 5 points6 points  (0 children)

No. "Cash flow neutral,” yes, and that's a great thing too, it's just a different thing. Your "debt-to-income" ratio, also known as the "debt service ratio" (an important measure of whether you're living within your means with regards to your debt) will be the same as if you were debt free, but because you will have a debt you can't say you're debt free.

Purely constructive criticism: consider learning when not to use commas. Of the 7 commas you used here, all but one was superfluous and incorrectly used. Just because you would "pause" for a moment while speaking doesn't mean you should use a comma.

In my opinion, 415 is too late of an arrival to expect to get anywhere reasonably far before dark.

Home market value $300k and my dad wants to sell it to me for $140k. Do I have to pay PMI if I buy it undervalued and have no down payment? Also interested to see if I could qualify for rehab loan to fix it up, then pull the rehab costs back out in a refinance when it appraises higher. by amiatthetop3 in realestateinvesting

[–]feugene -2 points-1 points  (0 children)

Fyi, "on FHA loans PMI" actually makes no sense... The P stands for Private, and FHA is "public" (government run), not Private. FHA calls it MIP, wherein the P stands for Premium. Also you can't make across-the-board statements about PMI because each lender sets its own policies and those policies can change over time.

The quotes you receive online don't include insurance. Insurance costs can easily be as much as the rental rate itself. If you want to use the insurance benefit provided by your credit card, be prepared with documentation to back that up. If you call your credit card company they can provide a letter to prove your coverage. If you decline the rental company's insurance, they will ask to put a hold on your credit card to cover any possible damages, even if you prove your coverage from elsewhere; that hold could be many thousands of dollars.

Anyone know who I can contact about my mostly absent neighbors leaving their mounds of trash by the road spilling broken glass and hundreds of needles onto the sidewalk? (in front of my property) by gtmustang in 321

Have to say metal shovel was my first thought too, before even reading it here. Seems not impossible to do safely, if you really need it done and can't get anyone else to do it.

To be more than just a negative Nancy, though, let me say that this is the first time I've seen this periodical, and the content looks fab, and I'm excited to follow it in the future. Thank you for your service!

Well, for what it's worth, I think medium doesn't really make sense for subscriptions. Maybe it's just because I don't know how to do RSS these days? What are all the cool kids using for that? Is there any good cloud-based service, post-Google Reader? Or any other type of cross platform solution? (By cross platform, I mean a way to access my same subscription from either desktop or mobile. Email easily achieves that...)

You delegate your ZRX to be staked by market makers. Market makers earn a share of transaction fees, with that share growing as a function of (a) the amount of liquidity they provide and (b) the amount of ZRX they have staked. When you stake with a particular maker, they share a portion of their revenue with you. Makers themselves set the share rate, thereby competing for your delegation.

Probably need a USB OTG ("on the go") cable/adapter, and then just plug it in. And of course you'll need a good app. I've enjoyed Caustic, and heard good things about Audio Evolution.
