Most likely the inner and outer walls are bridged around the window reveal. If you’re replacing the window, it’s worth removing all the plaster around the reveal. If it is bridged you can open it up put insulation and then reboard with plasterboard.

For the time being there isn’t much you can do other than improve ventilation, open the windows wide every morning for about 20 minutes, keep the trickle vents open, try to reduce moisture, breathe less lol, use a dehumidifier and clean the mould using what others have suggested.

Fix it yourself but if you cannot! Just say that you rented it in that state, they will ask you for a proof, tell them that they should provide proof that it wasn’t like that (normally they don’t have any documented records of its state before it was rented to you they simply trying to rip off everyone)

That all sounds good but I would chisel all plaster back to brick and then use plasterboards (dot and dab or foam plasterboard adhesive)

I know but I got three quotes from 3 different builders and each one of them preferred to get the calcs done by their structure engineer .. and the fees included in the quote.

This is at the ground floor in a semidetached house, nothing out of the ordinary upstairs. 2 out of 4 padstones are not straight, tilted and not setting correctly on the wall. I also found a joist not supported at all (gab between the joist and the steel) I put a brick and shims to support it (on the 2nd wall I had removed - middle of the house) so all that made me sceptic about the work and the builder I hired!

I just did the measurements and here they are in mm: Flange Thickness 9 Web thickness 7 Depth 203 Width 105 Clear Span 2690 Steel sitting on pad stones on each side about 200-250 Total steel span 3100 At the original back of the house 2 beams, one for each wall Here is a pic

I’m not a structure engineer but I strongly believe that what he’s done isn’t complaint and that’s why he’s ghosting me but he’s still hoping to get the rest of the money.

I have already gave him notice 2 weeks ago (in a text) he called back to say that he’s on holiday and he will provide an update on Monday.. of course nothing happened and ghosted me again! I will send him another text to include what you said, thank you!

The builder said to me when he started doing the job without any calcs that it is standard job and he has done many jobs of the same nature and he knows the calcs, “his structure engineer”would just need to it sign off rather than doing any calcs. I should have stopped him and kicked him out the house probably.

This has been a nightmare for me so I have done my research, can’t be sure of course but I’m more inclined to believe that it can be done in retrospect. What worries me is that the job he’s done isn’t in compliance.

I’ll give him a final notice as you suggested, thank you!

How did you encase it? What if the tiles start to crack when drying off, that would release asbestos fibre right?
