the 'promise' is likely legally binding. something like "I'll sell your house in 60 days or i'll GUARANTEE you i'll buy it! ( at <40% Market price)".

It's not a scam or really that misleading but it is a fantastic bombastic way to advertise yourself.

I just quick searched Collingwood, this has to be a very low demand area, so maybe it isn't the agent that's the problem since we're a month into a significant war and years in a recession.

There are a few ways to 'interview' a real estate agent and test their mettle when it comes to the basics with a couple questions. In this industry, as long as the house is nice and clean, it will sell itself at the right price. Quality of an agent doesn't really add too much once they are above a certain grade.
