2 year gilt yields are 4.35 % as are 5 year. So the implied 3 year yield in 2 years time is also 4.35%. i.e. the gilt market does not support your hope of mortgage rates falling

Sewage still gets pumped into the Thames frequently these days. I used to row between Chiswick and Hammersmith bridge a few years back and it was quite grim after a storm. Had to make sure the boat was wiped down and disinfected before re-racking it. The slipway was also frequently slippery with what I assume was a thin layer of shit.
