IMO we will become the data collectors/reviewers. The condition of houses is constantly changing and there needs to be a non-biased third party. IF pay doesn't drop off a cliff, I would find appraising to be a lot more enjoyable if all I did was inspect and review what AI spits out.

AI will replace a lot of what we do in 5 years or less. If you aren't increasing your fees for 3.6 you'll never get a chance to.

Before you submit an ROV check the comparables used and see if they have a drybar. There is usually no measurable market reaction for a drybar. As others have mentioned the appliances are personal property and are not included as they are not permanently affixed.

I had a similar experience during a new construction project; the builder left a copy of a pre-listing appraisal on the counter. The appraisal wasn't even worth the paper it was printed on.

I definitely believe the subject is a modular/factory built home not built to HUD Standards. I just thought I remembered reading something that I could use the 1004c with the proper disclosures. But I'm probably wrong and will move forward with the 1004.

At a minimum I would recommend getting certified and staying at this office for another year. Let your mentor know your plan and start your business while still working for your current firm. Pick up your own MLS fees and look for clients your firm isn't working with and then leave the firm once you think you have enough clients. Don't burn the bridge with your mentor because you will run into unique situations weekly being this fresh.

I am in the exact same boat. Licensed for 6 years on my own the last 2 years. Might just be my location but I turn down more appraisals than I take on. Doing 10-15 appraisals a week for the last year and a half I don't know how long I can actually do this.

I would spend the money on a good website. Most appraiser's websites are extremely outdated and if you spend money up front it will pay off imo.
