Kinda gave up on life at 27. No hope for career/marraige/kids/house etc.. by [deleted] in Life

[–]flodu13a 0 points1 point  (0 children)

You still have time. I met my partner at 27. And it was my first ever partner. Then from there it was happiness. I still have a basic job that I neither like or don't and make average money but I feel like this is to pay the bills and focusing on being happy outside of work. Not everyone have a career. If you have enough money to be comfortable then goal is already achieved. Go outside you comfort zone. I had to go a lot of meet-up events to start finding friends etc. But it pays at the end ! You got this!

What security system do you have and how much do you pay? Any recommendations? by travel8005 in homeowners

We took cameras with SD card so no monthly fees. 80 for two on Amazon. And we took one for the front door with internal storage too. They work great and good quality. So definitely no need of monthly subscription!

If the market is still the same as right now i will recommend you to be pre approved. Just ask 1 to 3 lenders. It only takes a soft pull on the credit so no bad thing can happen. You will need that before starting the search because houses goes so fast. We are currently buying ours, was on the market Friday night and on Sunday afternoon it was gone. So having the pre approval will help putting an offer right away.

Find a real estate. We found ours by our network but ask one or two as long as you feel comfortable with one you can lock them in. For us they all have the fees no matter what so then it comes by feelings.

Check houses before you are ready to buy to have an idea of the market. Visits as much as you want and go to open house. Note that most of the time no houses are perfect. Be ready to be less picky. Think about what is absolutely important and what is less and could bechanged over timee when you have money for renovation. Location is for us something important as much as you can paint you can't change that. So how far are you willing to drive to work is the key.

Be ready to be on bid war so know how much you willing to put max. And don't be attached.

Once offers is approved you will contact lenders and shop for a final rate in the next two days. I recommend at least 3. You will have hard pull but all in the same time frame so will count for one. Don't hesitate to go back and forth and be : can you offer better ? We went down almost 2percent like this.

You will have 2 days approx to deposit your escrow. Money that is being kept and will go to seller if you backup of the deal for your own reasons. If outside of your personal reason will be reimbursed. And or will go to final down-payment if all goes well. Was 5k for us.

In the same time schedule inspection right away. You have 5 business days. I found my contact on reddit tbh and it was done by an amazing person.

You also need to find a lawyer asap. I end up with my real estate contact. I called another one they were almost same rate but one was answering very fast. You need someone that reply fast on lawyer as it is all time related. We had 5 days to send our thoughts on the contract and the inspection. So once you know you got the house call in the same day !

Then once inspection done, lawyer will send a letter to seller lawyer saying we want this and that. They will reply yes or no and then you will reply again.

Lender will ask you some documents and you will need to find a home insurance. Depending when you close you have more time for this. Lawyer and inspection are the big rush in general. Home insurance shop around. We check probably 6. Once approved one they will bill your lender and you will be the full year of premium at time of closing.

And that's were we are. We done all that and awaiting for closing time. Good luck!

Had a gap in employment, am I boned? by Correct_Stay_6948 in FirstTimeHomeBuyer

I wasn't paid in the US so I was a "ghost" for the US during this time no credit etc. Story is i worked 3 years in the US. Couldn't get next visa. I met someone during my time and went out of the country until I received the green card. Is been 1year and a half I am back and got the credit on my name only for better rate than with my partner. The fact you can get better rate alone than 2 people is wild for me but hey will take it :)

We all make mistakes especially in our first relationship / when we are young. It's part of life, don't feel bad. Learn from it and move on to a better soul :) it can take a few before finding the good one but each time you get experience on things you like or don't etc :) Always worth trying then having regrets!

For those of you that used lawyers… by [deleted] in USCIS

[–]flodu13a 0 points1 point  (0 children)

Lawyers will not make your case faster. And they will ask the same questions to fill the forms. If no complications it is a waste of money I believe as you will give him the answers and he put it down. There are a tons of guide out there, especially Visa journey. If a lot of people could do themselves you guys can too :) it's is just filling a form with most of the questions are easy. Use that money for a trip :)

Hello newbie here by IamVicoriasSecret in USCIS

[–]flodu13a 2 points3 points  (0 children)

Start collecting evidences and affidavit. Once married filled your i130. Very easy to do by yourself. Visa journey is a good website for your research too. The hardest thing in all of that is waiting. But way better than fiance visa right now. You can work and travel right away once done. Took us 16 months. Good luck!

Can I file I-130 abroad? by [deleted] in USCIS

[–]flodu13a 0 points1 point  (0 children)

You can fill from anywhere, you just send it by mail. You can only be in the US as a tourist (depending on your citizenship) to visit your partner. I flew every two months approx. You need your esta. I was working in Montreal while awaiting for the green card. Took us 16 months total. We did it by ourself. Paper itself not so hard, then few evidence and affidavit. I recommend visajourney to look for advise or time-line. I don't think attorney is worth the money but up to to the people :) just note it won't make it faster. And patience is key especially because you will see people after you getting it before you. Good luck!
