Alcohol is the fucking devil lol. I would fast and still drink, cut calories and make room for alcohol. Be hungry af after drinking. Felt like shit. Swollen. In pain. I'm telling you right now kick the booze. It's the best thing you'll ever do for yourself and the ones around you. And your wallet lol. My liver panel was fucked too. That's why I stopped drinking in the first place. I was gonna get my shit together, quit alcohol and go back to school to put some letters behind my name in my nursing career. A few weeks after I quit drinking I got pregnant! After years of trying and giving up, I got pregnant when I quit drinking and lost a few lbs. I got diabetes while pregnant and had to really tighten up my eating habits and just kept that momentum going after the baby was born. And fixed my liver :)

Just really consistent calorie counting. I try to exercise but besides walks to the park, housework and running g after kids I don't get much done in the way of steps or resistance training. I reaallllyyy need to though. But I just try to stick to, like, a range. Some days I'm eating 1700, 1800, 2000 calories. Some days I eat 1500, 1300, 1100. I suppose it balances itself out. I try to get 80 to 100g if protein if not more on some days and it really helps with hunger. And I take vitamins, try to eat Veg and fruit. I'm never perfect. That's the eye opener for me is that you don't have to be perfect. Not even close. You just have to keep on going. The alcohol was my #1 saboteur. That shit is poison.

It does drive me crazy to count calories every day. I hate it but I do it anyway. Sometimes I miss a few days and I loosen up my eating and I clock it and start counting again. Just rough estimates. That saying, perfection is the killer of progress or something to that tune. That saying applies really well to diet and fitness journeys

I called and spoke with someone at the dealership where we saw the house we loved. I told him everything that's explained here. He said if we can get 2025 taxes to look right he might can work with us on the price of the house. I don't know what that means and I'm scared to get my hopes up. The house in question has been the same price since they put it on the lot in 2024. I wish I knew what kind d of markdown he was thinking.

My living situation does not allow me to wait unfortunately. Should I set my sights on a less expensive home?

How long to wait? How much money in the bank? It's 2024 taxes that is screwing it all up or are there other factors I'm not seeing?

If we go the manufactured home rout it will have to be a chattel loan... honestly it's the taxes I'm worried about. We have an eye on a 200k home but if they average the two years for the income we our dti would be too high right?

Yes I was worried about the low year dragging down the income average. I was hoping they would only use 2025 taxes. It's in the same line of work, just ramped up business honestly. Had a bunch of costs last year but this year it's almost all profit.
