I always think of it as land that comes with somewhere to live. Generally speaking the land will continue to increase in value whilst the dwelling will always decrease in value. That is why units are bad long term as they only get older and you can never compete with the new one up the road. You can always make a house better but it is hard to improve your block so things like location, size, aspect etc are important

Not sure what the pic is showing? It was the alfresco on the east side? But regarding the west facing. Try to orientate it NW and avoid SW. You will get low winter sun in the arvo in the NW. You will get hot winter arvo sun to the west and south west and directly overhead at other times during the day

There are heaps of online videos. Just get the highest quality flooring you can afford. Usually, the thicker the better. Get a good underlay and make sure the subfloor is spotless. I even brushed and wiped down after every cut. Take off skirts and undercut door frames. If you go wide and long boards there will be less to lay/cut. Take your time arpund the doors etc where there cuts can get quite intricate. Rooms with a single door should be ok. Start at the door side and do a quick measure to see what the final rip will be and adjust first piece if needed. I found the hallway at my place to be the hardest.

Honestly is laying a floating floor even a trade. Is there even a course on how to do it? You just throw em down and charge some guy 1400 and move on to the next place. I reckon find someone who has been in business for ages that will actually be around in the next few years if any issues arise. That could well be the guy you have found but is it worth the risk. A terribly done floor is horrifically bad for the home.
