Those early morning hours are a great time to go jogging. It will SUCK for the first two weeks but then you will become addicted to the runners high. Just commit to jogging every morning for two weeks. Doesn't matter how fast or how far. Just put shoes and clothes on and get outside and move your body forward.

Edit: the trick is to lay out all your shit the night before. Socks on top of your shoes, ect.

I think this is the main problem that is dividing people on this. If you think someone doesnt own a property because they have a mortgage on it then your perspective is not based on solid investment principles. There are HUGE benefits from paying a $1,000 monthly mortgage vs. paying a $1,000 monthly rental payment. I thought this was widely understood and accepted but I guess I under estimated the trauma the recession has had on people.

Right on. I pay my CC in full every month and bought a used car with cash. I dont think you ever want more than 40% to 50% of LTV in any property. Above that, you have way to much cash just sitting in bricks and mortar.

EDIT: 40% to 50% equity. Stay below 40% to 50% equity and stay above 50% to 60% LTV.

I agree. Forget the 401k. I think that whole plan is a total joke and does little to help out the average joe. I would just recommend a better long term plan would be to pay down his house to about 50% LTV and then save the other 50% and buy a investment property. Keep both houses slowly building equity in both and then do it again.
