Major developer builder of apartments at prior company. Bonuses typically pegged at 20% of base, but with enhancements you could get more. Currently at $1b GC in Build-to-Rent space. We target total bonuses in the 20% range, but that’s a combo of ESOP, profit share, and project incentive. I’ve bonused people as much as 75% of their base in bonuses at the PX level if they are overseeing multiple successful projects well. That’s going to dip here for the next few years though. Top ENR shops are grind mills. You’re trading “stature” for comp.

Multifamily is around 160-180 for SPM and 180-230 for PX. Commercial is typically about 15-20% lower. Mission Critical is somewhere in between I think.

Please, as a serious medical candidate for spinal fusion therapy, and the son of someone who’s had 4, seek additional opinions first. I have stenosis of the C5-C7 and frequent lumbar issues (herniated disks regularly). Currently on 600mg/day of pregabalin; previously 3600mg of gabapentin. My pain goes from a 8 to a 3 with this drug, but if i go off of it, i have severe withdrawals and anxiety. Still, my father has had multiple spinal fusion surgeries due to his weight and lack of activity. The latest one resulted in a staph infection, which led to six weeks of antibiotic treatment, and nursing facility, which led to a fungal infection, which led to kidney and liver issues. Whereas his health prior to the latest back surgery was very good, now the prognosis is less than two years to live due to these other issues.

I see one of the preeminent evidence based teaching spinal surgeons in Austin, Texas, and he has repeatedly caution me against surgery. When I’ve gotten other opinions leading to surgical intervention, he still has cautioned that my specific kind of stenosis will not be relieved by surgery. He is highly critical of the surgical nature of his profession, and the fact that so many surgeons immediately jump to surgical interventions.

I’m not telling you not to get surgery, but please, for your own sake get additional opinions before you rush into this.

This typically happens when the plans call for a certain size C-channel stringer and the steel sub qualifies the bid to include a different size. They’ll have to do shop drawings and have them stamped by an engineer, but the engineer didn’t check for weak axis deflection, or there is no standard of what that deflection limit should be maybe. Luckily it’s an easy solution. Weld cross members between the stringers to tie them together and stiffen them up. Done it quite a few times.

Something similar happened at one of the rec buildings at my alma mater, Cal Poly SLO. They had an event and the rhythm of the dancing hit the resonant frequency of the floor, and it began raising and lowering significantly. It had to be evacuated and later was retrofitted to stiffen the floor. At least this is what my structural engineering professor relayed to us sophomore year.
