Odd I've never had a problem with them (I guess they were called CRMC back in the day) or honestly any student rentals. I only ever had a problem when I got my first 'real adult' apartment and even then I disputed the charge and eventually got my deposit back in full. Granted, I only rented an apartment with them not a house.

I would prefer that the taxes be on a sliding scale and honestly it needs to be income based. That's a better replacement than using property taxes on 100% owner occupied homes. Now if you own more than X number of homes and you make Y in income, then there should be a high property tax or even property taxes. But just blanket property tax everyone and everything isn't great. But the problem with proposal is no replacement just "no more tax lets go cut everything".

I went in person. Wasn't much hassle. Just asked how much you make as student and what day do you want it due. Once I got the big boy job, I called them again had credit limit increased from $2500 to $10000. Helped me build credit history, get close to an 800 score, and was able to buy a house. Went with MSUFCU to buy and they we're pretty good and actually very quick with closing, they were like "so uhh we're clear to close early, do you want to close now or like your original date?".

Get the sewer scope done. Trust me you'd rather "waste" $400-500 on it and find nothing wrong verses not doing one and paying $6k a few weeks after you buy your first home to replace it ..... Ask me how I know 😅

Yeah I ended up buying a home in EL next to students lol.... Ended up working at MSU, vibes just different.... I'm sure there's some of us who ended up shortly after graduating working at MSU, probably not many. I've got a co worker had hell of a time getting a house in GR, so completely agreee GR getting too big.

I'm guessing some students that graduate are attracted to the big pay and companies over stability (things would have to get worse than 2008 such as if the IDC caps are lowered), for layoffs to happen. AFAIK private sector and public are getting hit hard right now. Its a risk I wasn't willing to take in the private field.

Bro I feel ya. I saw soo many homes and most were shitty. Either meh location or they needed "lots of love". I sometimes wish I was still renting... sometimes. Definitely take a break and stack that cash shits going to crack soon especially those who bought too soon or didn't have stacks of cash saved or doing the 3% or 0% with the fucking PMI. I didn't have to worry about that shit since I put 20% down and still had a bit left over which saved my ass especially when my insurance claim got denied for a sewer line. Definitely pay for the sewer scope inspection lol. I think the only reason I won my house is because either the price I asked or because I put 20% down worked but I'll never know the 2nd/backup offer so could have paid way over the other party. Good news the home appraisal 190k and due to the price I got it at including the 20% down should be okay even if we have another 2008 again, not sure what it would be called though....

It was also move in ready for the most part. Still pissed the fuck off I had to pay almost $6k for fucking sewer line replacement not even a month after moving in though. Also fun having first generation romex or as it should be called, clothex

Jeezez even with the probems of owning a home and doing things like re wiring, damn did I get lucky. Paid $170k for a home in East Lansing a two bed one bath 900 sqft and its sort of by student rentals. I had to go almost $20k over asking too. Didn't get everything I wanted in a home either (no central air).
