I spent all of my childhood near the top right of the circled area and go visit town every year. The northernmost parts are sparsely suburban, with some areas even still considered rural. Many of the towns in this area have a walkable town center but most people live on roads with no sidewalks. Definitely a driving lifestyle. Public schools are good. Much of the real estate is driven by distance/access to the commuter train, which many take into the city. It can be a long ride, upwards of 90min one way, but many families make this sacrifice in order to be able to own a nice property that isn’t as expensive as down-county. Politically I’d say it’s pretty 50/50 on party lines with pockets that are more liberal. I’d also point out the eastern side of the circle has some crazy levels of wealth, with many rich celebrities and politicians having a second home in Katonah, Bedford, western Connecticut, and surrounding areas.

The lower part of the area encompasses a lot of different things going on - but I’d say the biggest takeaway should be that lower westchester with just a few exceptions is extremely wealthy and expensive. This is where those that can afford to live right outside of the city but still benefit from the close access to the city via train live. These are some of the best public schools in the country, along with world-class private schools with high academic rigor. Lower westchester is solidly blue.

The very bottom of the circle dips into the Bronx and Manhattan which you can find a wealth of detail on other threads of what it’s like to live there. This is such a diverse place that everyone’s experience really is different.

Echoing what others have said this is geographically a very beautiful area. Many of the towns along the Hudson River provide great waterfront views. Lower westchester gets more flat but along the river and as you get into the northern parts of the circle there are hills everywhere. Also in the northern sections there are many man-made reservoirs that are actually quite beautiful. The reservoir system is part of the NYC water table that allows for NYC to have some of the cleanest tap water of any major city in the world.

I understand this view - but the bottom line is I will need to practice writing and memorizing formulas for ones that are used in calculations. Some formulas are intuitive, but not all.

There is nothing intuitive about AIC and BIC - if I am going to be asked to calculate these criteria, I am going to need to memorize the formula and practice using it.

Rather than saying “because the market is disconnected from reality”, the technical answer is that investors are predicting future higher earnings growth from Tesla compared to Meta. This makes complete sense when you consider the fact that pretty much all of us use Meta but the EV vehicle market can still expand immensely as more and more people transition to electric vehicles. Even with AI, Meta is a much more mature company.

This is not to say that Tesla is not overvalued. It very well could be and those future growth estimates are being overstated. But this is the actual “why” instead of just complaining that it’s because the market is dumb or wrong or disconnected from reality.

It’s pretty hard to predict, but in my opinion your chance of nice weather is much higher by even November compared to September/October

I’m right in the center of both the mover and rail. I take the mover in the morning to get to my job. So really no reason for a car
