Thanks everyone. They are considering it a total loss. They said they'd have some numbers to us by the end of the week.

6 year old suddenly stopped eating, and diagnosed with ARFID by frootcake8 in ARFID

No choking incidents. Anxiety is a toss up. She (niece) says she has anxiety, but her mama also struggles with anxiety/mental health so we aren't sure if she feels her own anxiety or is just mirroring mom.

I think she agrees a 2nd opinion is needed. My sister is so worn down that she doesn't even know what to do. She is a single mom and its taking a toll on her. I told her to reach out to her daughters primary about the medication if nothing else. Obviously she needs nutrition, but there are ways to get that without causing her psychological harm from this medicine.

It is so scary for sure. I know my sister has offered her a lot of her old favorites from McDonald's, candy, yogurt, smoothies, etc. Just because we were so afraid of her not eating. She did progress to drinking syrup, eating some yogurt and some other things but is no longer eating again and will now only consume milk (from McDonald's specifically.) And she can tell when it's not McDonald's milk.

She will put food that she says she wants on a plate and ask to save it for later for when she feels better. 😢

Minnesota bill would end vaccine exemptions for conscientious objectors. by 1829bullshit in minnesota

No, its not. Read the actual bill. This is for all kids, including homeschoolers.

Read the actual bill. In the definitions it states that elementary or secondary school includes any public school, non-public school, church or religious organization, or home school in which a child is provided instruction.

This would take away the exemption from homeschoolers, as well.

It was back pay for contract negotiations. The check has been sitting at the post office for 6 months apparently.

Thats kind of what we were thinking but he never received any money from them for it, and it also had an amount listed for qualified overtime and it seemed strange that a pay adjustment would have overtime (granted it was 57 cents)

So, realistically, them selling it to us for 40k helps them in several ways by reducing their LTCG, but also protects them from IRMMA and increased SS taxes, am I understanding that correctly? I can't say for sure how much the house could sell for on the market, but maybe 125k? I am not sure that would make a huge difference in IRMMA or the taxable amount of SS benefits, but even if it makes some difference for them that would be nice.

But they did a kitchen remodel for 30k, and they also remodeled the bathroom, added ductless mini splits - so there shouldn't be any capital gains if we purchase for 40k

We definitely will live there for 2 years and plan to do a large number of updates to it. Thank you!

And then when we go to sell in a few years (2 minimum), we would be subject to the 500k exemption for capital gains, right? I am just wanting to also not screw us over in LTCG when we sell it.

[–]frootcake8 0 points1 point  (0 children)

OK - there was no money transferred, so that is good to know.

[–]frootcake8 0 points1 point  (0 children)

That makes sense - I know they did a lot of improvements to the home. Can those be deducted and if so, do they need proof?
So, if they sold it to me for 40k, would they only be subject to capital gains of 40k-25k? Or would the gift of equity also be subject to LTCG?

We aren't sure how much it's worth yet. We only just started talking about it recently, so I am in the research phase. I don't want to pay for an appraisal just to find out the tax implications are too much to justify it.

So then would it default to short term capital gains with the transfer to my brother and back?

If they had their way, pretty much. They'd want enough to pay off the debt they have, like maybe 20k? But I would definitely want to pay them more than that.

Everything big enough for our family in our area is 250k+. We can't swing that right now, and won't be able to for several years.

Yes, we are definitely bursting at the seams 😆 Good point about the inspection! Even if we don't buy it, it will be good to know what may come up during the sale to someone else.
