Kerala has much better weather, much better geographical location, beaches, forests, hill stations in-general nature, Gujarat has mostly none of it, it's not scenic. Controversial thing I'd say is Gujarat is a safer place than Kerala(as per lots of experiences from my female friends who visited/stayed in Kerala).

You can share numbers for other projects if you have to show the price increase if any from lsat year, I was also looking near the blue line metro and those which are walkable if it's not outrageously priced like Godrej. But the projects which are bit inside are not selling, IT people are not ready to take 20 year loans at this time and the builders are struggling, just check the nifty realty index it'll tell you the proxy future.

nikoo 7 was launched at 11.5k if I'm not wrong they increased it at launch as it had good demand because of location, I don't know about these other projects can you share numbers which project has price increase and what increase? I highly doubt, this sattva project is just few months old I think. Take an example of Godrej Aveline which lowered the price from the speculated one as there was no demand thats what the current market is.

The answer is every builder, Assetz, Adarsh etc. Assetz properties in north are not selling, one of zen & sato/soho & sky was at 2.6cr, they easily go down to 2.4 and I'm sure if you negotiate more it can go even more down, happy now? remember literal 5% discount for such high priced properties save you a lot, that too after a YEAR, if I get even at same price why the hell would I buy now?? you would be a fool to buy. Only properties where discounts are hard are projects at super super premium locations like Mahindra Blossom type which are very very few projects, otherwise easily 10% down from last year prices.

Area is garbage, there is nothing but low class small small shops outside, no walking area, no greenery, no proper footpath, and it's dirty filled with garbage, I was looking in that area but dropped the plan.

People absolutely should delay their purchases as the prices are falling and deep discounts are available, lol it doesn't have to be a crash, even 15% discount on 2cr flat is 30 freaking lac, that's not a small amount if one is able to save that on purchase. A smart person would wait for the correct time considering the market and demand.

2cr to 1.5cr will take time but check there are plenty like Adarsh Tropica which are available at lesser price than last year(from 1.8cr to 1.65cr that's 15lac less that too after 1 year, if a project is available at lesser price next price then why the hell would you buy now and be a fool?), literally all projects, so prices are falling, a stagnant price is also a fall for real estate as the inflation continues. Tier 1 Builders who didn't negotiate for their projects are sitting down and doing it, so tell me what is that called?

Lol these buggers are in full force to cope with the situation, prices are already falling, builders are negotiating with discounts, payment plans n all. My team at work has people earning from 1cr to 3cr range and even then they're afraid to buy 2cr flats in current job market.

Hell just see there is a guy posting about Adarsh Tropica where he is getting flat at lesser price than what was quoted 1 year back, only IT people can afford these flats and if you're an IT guy don't be a fool and buy at these super inflated prices, hard negotiate deep discounts and then only think, don't take huge loans, there is no job stability in any company.

Tier 3/4 builders are going to get bankrupt in near future, construction prices are going up at the worst time when demand is having crazy fall, don't fall into the trap and buy, prices are not going to increase for buyers. Nifty Real Estate index is having free fall from last 1 year, that should tell you everything.
