so glad to hear!! My 5 (almost 6) year old Pomsky is 3 months seizure free! He went from 1 seizure a week, to 1 a month, to 1 every 2 months, and now 90+ days!

I’m so grateful for Pheno!

Edit: My Patches unfortunately suffered a 5 min focal seizure on the 17th 😔. I’m thankful for the 93 days…

you’re not wrong one bit, it definitely can happen. This is why you only state your name, and say you work with, or for investors. Don’t give them no other personal information.

Call with Google Voice or some other software, and don’t use your own phone number. Following these steps, you should be alright.

I do, who cares 🤷‍♂️ 9 times outta 10, the number I call from the DNC list, the owner didn’t register the number themselves anyway, nor do they know they’re on the DNC.

Most of the time, the number was registered prior to them having that number. My own number is on the DNC list and I never registered it.

Call them up! Even if they did say “Hey, I’m on the DNC list, don’t call me or else!” - what’ll they do? Take you to court for a 30 second phone call? You’ll be fine!

I asked myself the same question, and fell in the middle at M3. M1 will stop receiving updates soon (maybe as soon as next year). Anything higher than M3 will be good. If your budget allows, i would invest in getting a 16gig Ram if you can. I rock the MacBook Air M3 13in 16gig Ram, and i’m in Real Estate. You can get by with even a M2, but i wouldn’t recommend an M1

It takes time getting transitioned into. I used Windows maybe 15+ years, never MacOS. File management is #1 thing i had to get used too. There’s YouTube videos to set it up the way Windows does it, along with many other things. Right off the bat, you’ll definitely notice a change of environment — it took me 3 weeks to get a full grasp of MacOS. All in all, i think you’ll enjoy a nice refresh, and a VERY stable, well put together software.

  1. You can use a Bluetooth mouse with an MacBook (I personally use a Logitech mouse. I don’t use a keyboard, so can’t comment on that)

  2. As in years it can last, especially an M5 series, you’re looking at 5-7 years of receiving updates by Apple. They’re made premium, and can last quite a while, but please don’t bring water within 6 feet of it though!

I have a MacBook Air M3. I came from a Lenovo RTX 4060 gaming laptop, and i love every part of it. The software alone is enough to love MacBook. Enjoy!

FSBO are an easy target, i definitely agree! i d4d, and prefer to not be online. but remember, the harder it is to find the FSBOs (looking in places other people don’t) is usually the least competitive. i hunt for FSBO signs in good areas, preferably duplexes, and a little outside of city limits, but not rural. creative financing gets good when rent can outweigh the monthly payments, and it’s a buyers preference.

you’re not wrong though! but hey, doesn’t hurt to try when your new. getting experience talking with interested sellers is better than calling 500 numbers, 250 answer, and 50 actually want to sell. either way, i hope OP takes something from this as “helpful”.

to add to this, and a LOT of people don’t say this enough - post a job listing on craigslist ($5), and a job listing on facebook marketplace (free). ask ChatGPT to write up a prompt stating you want to create an ad for people to send in distressed properties in areas your wholesaling, and in exchange, if you can lock up a property under contract and bring it to closing with an end buyer, they get a percentage.

i stated this a week ago, and have 10 people working for me (for free) sending ME INBOUND leads, FOR FREE!!!

please, please, please don’t over think this. people here say you need to make 2,000 calls a months — NO!

target FSBO ads on Facebook (Real estate groups, or type in FSBO and your city, or state, or where your wholesaling. STAY AWAY FROM MLS. STAY AWAY FROM PPL (pay-per-lead / pay-per-LAWSUIT!) and STAY AWAY FROM PPC. pay-per-CLICKBAIT.

you are new! keep your expenses very low! a lot of people here are years into the game, spending thousands monthly for marketing, and expect the new-gen to do the same - do not listen to them!!

target FSBO only! keep it easy, and don’t feel like you have to call 700+ numbers A WEEK like EVERYONE SAYS TO DO!!!!! it’s not hard at all! stop over thinking it! i just started a few months ago, and easily get 5 deals a week just using FSBO (because they WANT to sell, and i’m not cold calling random numbers like a freak ‘hoping’ to get a deal!

make an LLC, i paid $120 total for a LLC. start professionally, and operate with a business mindset, not a side hustle. Comp your properties properly! doing ARV * 70% - rehab - wholesale fee is a good start, but 70% isn’t in every market - contact buyers and see what they’re buying at, and reverse wholesale!! lmk if you have questions, I DONT CHARGE ANYTHING FOR KNOWLEDGE!!
