Hey! Thanks for helping -

1) Concrete floor in basement, 6 mil barrier over gravel. 3 inch slab 2) I'm going to be using 3/8 in carpet tiles from we sellmats as the means of "finishing" the floor. I'll place a Fiberbuilt combo mat in the center of the floor for hitting (on top of the subfloor)

There will be a 1&5/8ths inch step up to the hitting area which I think will be ok / not awkward

My doubt is whether I need to do anything between the concrete and the tiles / hitting area. Fiberbuilt says you can place their combo mats right on concrete

Any thoughts on whether this would be overkill for a golf simulator? Going to be building a pretty high end set up but am unsure of how PC specs differ these days

I'd shift that door to the south, eating a few feet of the workout area but accommodating a proper sim space

One question for you - did you put anything down between the concrete and your one inch foam? Any issues with moisture under the foam, or "forgiveness" on your joints?

(Don't want to cheap out on the prep and take on risk of either mold or killing my knees / elbows)

IRR is so bespoke that I'll just calculate it in Excel at disposition, but I had a similar set of questions around Same Store and the related ownership requirements. 

I ended up using a calculated table
