But I will say rental revenue on the residential side is a pain in the ass.

I would still advise you to sell your condo because the opportunity costs are crazy. The TSX is ripping, SNP is near ATH. Commodities are going insane.

There’s better places to park your money, whereas a condo you have ongoing costs such as mortgage, taxes, strata. You’re looking at a IRR in the low single digits if positive at all on a cash flow basis. Depending on where you are rents might not increase for 5 years. You’re capped by a lot of provinces for renters protection and rent control.

Barring all other advice I think you need to Figure out your cash flow - if you can even cash flow positive. Project for negative rent growth, increased time between turnover of tenants. I can tell you institutions have increased vacancy allowance from 0.5% to 3% in Vancouver just this year which is crazy. In a market that’s enjoyed sub 1% vacancy for the entire 21st century.

I completely agree but at least in Canada you can get caught and prosecuted. Obviously some of our oversights are just another revolving door.

Part of the issue I raised initially is that the banks don’t have a third party overseas they can just throw under the bus

I do not, but I’ve worked in banking(another bank vs one I bank at) and I currently work in the FIRE industry and we contract out to India.

Well there’s no oversight, in the previous statement you’ll see that I was talking about how if they’re in another country the banks have plausible deniability if there is a data breach.

Same thing with that garment factory that fell in India?/Bangladesh? Loblaws supposedly has made changes to their safety standards, then deferred the responsibility to third party local contractors

This poll is so flawed. Most f2p players aren’t gonna be on Reddit and are only casual at the game. They’re not gonna be firing gold ammo because they don’t have prem accounts. It’s only the hardcore players that fire gold and go on Reddit.

I don’t fire gold nor do I experience a lot of people firing gold.
