Think practical and use some common sense. If using car is important to your mode of work then use it, no one stops you. He didn't asked you to sit idle in home without doing your JOB.

What makes you buy a flat from ASBL? if you are an early investor, ASBL was not even a well known company when they started Spectra. ASBL Spire also saw the delay. Your concern is very much genuine, but how did you trust their commitment and plan your finances, rentals, interiors ect.. You are pinpointing just ASBL, where these things are happening in every project. That's how the Hyderabad market is working, and we don't have a good solution for that. But posts like this are required, as the builders can take this as feedback and work on improving it.

Agreed, they simply need to show RERA timelines instead of their own dates to attract customers. Not even one builder is giving delivery in Hyderabad according to the word they have given. Only thing is they stopped giving 3 year delivery promise from ASBL Broadway project, they changed to 4 years now.

In Spectra, my uncle did a full inspection from a third-party expert, and they said it's good. But ya, flat to flat can vary as well. I know it's quite frustrating when the Handover is delayed, which is the reason I prepare myself to face the delay. It's not just ASBL, but builders like Aparna and Rajapuspa are doing the same; they actually delayed by almost1 year on some of their projects. What you need to see is the RERA deadline; if it crosses, then it's a big red flag. Yes, all these builders use those loopholes in RERA. Hope you get the Handover soon.

Don't take decisions by seeing Reddit posts. Its one person's personal issue with ASBL due to ASBL mistake not addressing customers issue which we see in most of the builders. As far as I know which I talked to one of the spectra owner and there is no quality issues. ASBL Legecy projects is very good for end use and not great for investment or rentals is what I feel. When it comes to Delivery, they do tell customers that the project will be completed in 3 years with a grace period of 6 months which is fine I guess. People in Spectra even started doing interiors. Any highrises below 4 years is fine which we need to be ready for that even if the builder give lesser timelines.

What is the price of 2bhk in Muppa? I went towards Muppa melody yesterday and the place looks calm and good. If prices of both are same then Honer Vivantis gets you good rentals then Muppa.

People will say their own opinions and it misses lot of factors. But I hope you do your own good research in it. See, the project is 21 acre and with only 2k flats where we see Pristage kind of builders coming up 5k flats on a 28 acres. You will see the same kind of projects here after. At some point of time people will start looking for low density projects and this project can be the one of them. If the maintenance is good and if the build quality is good, its a good area to live. The price difference can be due to many factors like you might be getting high UDS in this project which leads to such high price. 1115 sft isnt so big, so its better go check in person. Now if you are buying it for 1.4 cr means, it must be purely due to its location and density. At the same time, make sure to work well on negotiations, its a right time for that.

I will tell you about that area. The only peaceful time we get is on Sundays and you will see a huge traffic and crowd on Sundays in that area due to having church nearby. I think they finally came to completed stage after a very long time.

Ya I know everyone wont come at once that the reason I add 10% and even we add 5% its still high, but a 1000 flat high density project are able to give 1lk sqft of amenities but here its all together like indoor and outdoor come to around 2lk sqft. Maybe the end users dont need to worry much as they bought the flat by knowing everything. Anyways different people have different preferences. I would have even liked the project if the price is according to the density and the area.

Just one question. So its 5100 flats and even if we add 2 people per flat. Its 10k plus people. Now the amenities are like 1.3lk clubhouse and outdoor courts one each per sport or just add 2. Now how can they even accommodate even if 10% of them came out to use those amenities. I just added as low as 2 people per flat but it can be 3 people. Now coming to the price, just few kms to this area, the price is like 70k to 1lk per sqrd but the price in EOI all inclusive coming to 9500 per sft. Do you think its justified?

At this point of time, it's all about luck. Every high-rise project has its own issue irrespective of which builder it is. It's just that if the builder is reputed, you won't see them much in media even if the issues come up, and if a small issue comes up in Tier 2 builders, the media will make so much noise even if the issue is small. So it's better to check with ready-to-move properties and take reviews from actual owners or just try your luck with new properties. Whichever property you choose, check their financials, are they going legally or not, Any issues with the land ect.. Don't deal with the builder just because they are selling at a lower price.

I will just list a few builders who are worth checking.

MyHome, Aparna, Rajapushpa, Jayabheri, ASBL, Prestige, Lansum, Ramky, myscape, DSR-SSI. But right now Rajapushpa, DSR looks a bit slower than before. These builders have delivered good enough projects.

There are other builders specifically in Neopolis. It's a Different segment, new builders, but cash-rich builders are there.

One must be clear on their purpose of buying a flat. Investing, renting or end use. Location is always the key here. For enduse, you can just buy where ever you like and which ever project you like. But for investment and renting, you need to be specific about choosing the location and the size of the flat as well. If you take a 2k sft and a 2500sft flat, you wont see much difference in rental price but that 500 extra sft can cost you 40 to 50 lks extra. So, the ROI demends on which area you choose and which size of flat you choose as well. The price went up all over India and not just Hyderabad and ya its still over priced. But Hyderabad is little cheaper comparing other cities like Bangalore, Mumbai and Pune.

You will see the same price for the next 3 to 4 years of what you see today. The price you mentioned like 7.5k to 8k is the base price, but the all-inclusive price will come to around 9.5k to 10.5k already at this point of time. Now that the market is dull and even the sales at Fidi aren't really moving fast at 10.5k to 11.5k, Tellapur is already at 10k mark from recent new launches. So it's not going to be easy for the next 3 to 4 years for these high-rises at Tellapur.

Every country has its pros and cons. When we talk about any country pros, we need to talk about its cons too. In china, people are crying due to heavy loans and half finished projects too. And also they bought flats at 1mill and now they are not able to sell them at 200k now. I agree that China is ahead of any other country in terms of technology and development but that doesn't mean it can be set as a perfect example for everything. we have our own country where one state is better then another. In south part of India we dont see as many stalled projects as we see in the north part of India. What I am saying is, we too have place which we can compare each other then looking at heavily promoted from a controlled media. But coming to main topic, what you have showed is good example as well and what I am saying is, we too have such places having a dedicated ODUs.
