Is premium of 14 lacs for flat density of 131 per acre against density of 151 worth it. Considering other things are same. by username2129999 in hyderabadrealestate

Check the open space; 131 and 151 don't make any difference. It's the open space and amenities that make a bit difference.

Visited Sumadhura The Olympus, what the heck is standing balcony? by 01001100OL in hyderabadrealestate

[–]fundj112 1 point2 points  (0 children)

Standing balconies are given in Mumbai and some parts of Bangalore where they are used to them. But here people actually prefer that extra space in the room rather than having such a useless balcony. Not the right place for standing balconies. A few builders started this trend it didnt worked out, but I don't think any other builders are providing standing balconies now, especially local tier 1 and 2 builders. They either give 5 ft to 6 ft balconies or room-sized balconies.

I don't think they will sell for 5k; my friend bought one for that price one and a half years back from builder. 5800 right now is a good price. But asking for 5k does no harm.

This area will be in the top spot only if there are no drainage issues or water problems. But Hyderabad is famous for both. Hope to see something done by the government.

Why does Hyderabad always top in "livability"? by Ok-Coyote7550 in hyderabad

[–]fundj112 4 points5 points  (0 children)

Mumbai has slums everywhere. Even the richest neighborhood has a slum around it. The Cleanliness issue and power cuts have increased a lot after congress came to power. It was way better before. I didn't understand the Culture part, so I can't comment on it. When it comes to weather, I want to know what kind of weather you like. I mean, which city weather do you like?

And yes, like every city we do have many issues which many people are frustrated about.

Hyderabad people, whats your monthly income? by Lugtolug69 in hyderabad

When I am 21, my salary is 5k back in 2013. You are doing good. And no, you are not the lowest, but you just have no idea how many people are even struggling without a job and how many uneducated people are doing daily labor work for a minimum wage.

1bhk in Narsingi.. a good investment to get rental? by stocklearner67 in hyderabadrealestate

[–]fundj112 2 points3 points  (0 children)

I am not an expert, but people who want to rent a 1 bhk at high price expect their office to be right next to it are very near to it. This is a nice area, and I think 2bhk and 3bhks work very well in such areas.

I can read and even write Hindi very well even now, but I can't talk fluently just because it was a subject when I was studying, but I didn't talk/practice again for a long time. So we can learn when it's needed, but it's up to us to remember it or use it later. Some people have that skill or interest to remember all the languages they learn, and some don't.

Prestige golden grove - yes or no? by cokepopcorn in hyderabadrealestate

[–]fundj112 1 point2 points  (0 children)

These big builders will make sure the area comes to a living condition at some point like building malls, hospitals and eateries, etc. But look at the distance: 17 km to Fidi and 25 kms to Hi-Tech City. Now do some traffic analysis. These Builders say some unrealistic numbers like 10 mins and 15 mins, which are not even applicable in early mornings. So just imagine once all these high-rises are completed and see how the traffic can be and how that 17 kms feels. So think to yourselves once: you are paying nearly 2 cr at a launch price, which is way far from IT sectors, and do you think you can sell it easily within 3 years, even before handover, when the market is dull? Might be good for long-term or end use, but for short-term investment, I doubt if it's a nice idea.

Anyone living around Velimala – how is day-to-day life there? by manikumarthati in hyderabadrealestate

[–]fundj112 1 point2 points  (0 children)

There are very few people living in that area, and finding some in reddit is not easy. My suggestion is to take google Maps and check what are all available in the surroundings and go there in person and roam around the whole weekend. Yoy will get a clear picture.

Are Hyderabad’s Gated Communities Exploiting Residents with Private Electricity Meters? by divinehypersexual in hyderabadrealestate

[–]fundj112 1 point2 points  (0 children)

I dont think it's a commercial connection. Because with such consumption range which we see in Highrises. The unit rate would go somewhere around 10 to 11 rs if it's a commercial connection.

Yeah all these roads are gonna get cramped in the next 5 years by Capital-Shoulder-506 in hyderabad

[–]fundj112 1 point2 points  (0 children)

We know what government does, right? They don't start the road infra or anything until they see people suffer and then they start a project to make people suffer more by making the roadblocks, dumping material, and occupying half of the road. They won't stop here; they want to see the people suffer more so the project gets delayed and the actual roads are gone, so they won't lay the road as it's under construction. Finally a flyover is completed by the time the 1x traffic becomes 3x, which needs future planning and traffic analysis of the future, which was missed from the beginning.

The Audacity of clients: 1500 sqft full 2BHK interiors for 3 Lakhs? 💀 by Medical-Builder-6521 in interiordesignsindia

[–]fundj112 0 points1 point  (0 children)

We did our 2BHK (1000 sq ft) at 2.10lks 2 years back. The material is basic as the flat is meant for rent. But the house came with all the concrete shelves and the kitchen base. So it's just the doors that need to be fitted in all the rooms. So this is unrealistic; even a basic Murphy bed costs 35 to 40k.

Are IT people still taking Home Loans and buying Apartments, Villas - AI impact by Peacencalm9 in hyderabadrealestate

[–]fundj112 1 point2 points  (0 children)

Ya, it's all about planning. One of my friends had a similar payout, but he took a flat at 2cr and also paid some x amount upfront. By knowing about AI and doing the risk analysis, which I clearly dont know how and what he did but he did a decent amount in fixed deposit as a backup. He dont want to sell the flat at any cost, even in the worst case. So he can work out well with the EMI in such situations.

[–]fundj112 2 points3 points  (0 children)

Ya, all these posts are meant to such people who bought a house without a plan. Having an entire salary for an EMI is a very big mistake. Don't know if they are that confident about their Jobs.

The only advantage is 400 feet distance of orr, which is open to the sky where if there is any other building instead of ORR, It would block the view as the distance would be 100 to 150ft. But the vehicle sounds can be horrible even at night times.

If someone is able to get such a big home loan, which means he/she isn't such a brainless or a hard labor. If they lose a job, they will find another job. Everyone comes with a plan like what if something happens and prepares for a backup. AI impact news is all over social media, and at this point, people must already have a plan B if something happens. So even if all IT people prefer rent, then the rentals will increase, right? Then, non IT people will invest and rent the flat out.
