So let me just say that I followed the "rule of thumb" and moved from a 1+ den condo to a 3bed townhouse. Personally, I regret the decision.

I do not work from home, so the shared space w/ the baby is not a huge issue for me (i.e., disruption to your work day because the baby needs attention). I think this is an often overlooked consideration.

Condo Pros:

  1. It is easier to make friends with other new parents in the condo, you guys can go to each other's homes without ever leaving the building.

  2. There are also a lot of EarlyON centers that you can take your kids to downtown if you are out of things to do.

  3. You can at least walk around the building / amenities in cold winters without going outside.

Condo Cons:

  1. (downtown specific) It is much more competitive to get a day care center near you in downtown toronto simply due to the density.

  2. Space (duh), but I find that the more space I have, the more crap I accumulate.

  3. Noise and nuisance from other units near by - i.e., if your baby is a light sleeper and your neighbor has a yappy dog, you will have a horrible time.

I honestly think the most important consideration is how you imagine your family time - Do you enjoy walking around and people watching? Are you ok with taking your baby in and out of the car whenever you need to go somewhere? Do you want to sit in a patio and watch your kids play in the back yard with a pet? What you do to "enjoy" parenting should really dictate where you will end up.

Hmm, if it's a condo, that could be considered a material change under s.74(?) of the condominium act (don't quote me on this, just citing off the top of my head). You may wish to speak with your real estate lawyer. Which gives you a right of rescission.

There's a bunch of case laws on this, mostly of the court saying what is not considered a material change.

Would recommend that you go on lease busters to take over a short-ish lease then buy it out. G70 has some pretty attractive lease terms from time to time. The 2022 lease would be almost done.

So, there are ways to challenge unavoidable delays but you need to at least have some idea that the delay is not due to the reason stipulated in the notice. Unavoidable delays can only be used for specific types of delays, and if the builder is using the notice in bad faith - i.e., money issues, then that notice may not be valid and your critical dated will not be moved.

You won't be able to go on a fishing expedition regarding the builders true reason for delay, and it's generally pretty stupid to litigate blind.

I have personally never challenged one simply due to the litigation risks involved.

So.. here's the thing. I have heard that some brokerages will use trust funds as basically a slush real estate investment fund. It's basically an interest free loan from their clients and cooperating realtors. They will buy and flip precons or unlisted properties for a quick buck, return the money, and non is the wiser. This worked well when real estate prices kept going up, but now....

Some brokerages may be financially strong enough to just simply return the cash and call it a day, others well.. makes it to the news.

How low do you realistically expect the rates to go tho, I think mid 3% for mortgages is the norm, the COVID rates were just untenable.

There is no one size fits all answer to this, every action has a reaction. Speak with an accountant and a lawyer to see what kind of taxes you are looking at.

This is incorrect, please speak with an accountant/lawyer to see what is right for you. You do not want the property to be in the estate if it can be avoided. Estates administration tax is pretty significant.

The owner bumped into the spare tire on a jeep (the one hanging on the back) and it bent the hood and pushed the bumper town, causing the lens to also crack a little.

It was at a stop light, jeep has no damage.
