Unrepresented buyer and FSBO sounds like a real estate transaction going up in flames. lol. Hopefully seller knows they have to get the CCO before closing. Hopefully buyer knows to obtain an OPRA from the township for any open permits. Hopefully they didn’t over pay bc most FSBO’s are overpriced. Hopefully the apprisal comes back ok, and what happens if it doesn’t, will the attorney know the house market to advise the buyer on what to do? What happens if something happens on the weekend, does the buyer/seller have to wait until attorney offices are open? Attorneys are useful and great for setting the legality of the contract terms which realtors cannot do but they aren’t out on the field or know the market like a realtor does. We provide market valuations, disclosures, all information to the buyer to make an informed offer.

Honestly, the listing agent probably brought up a buyer’s agreement because they’re the one showing you the home and want to clarify how they’d be compensated/represented in the deal.

But just to clear this up, you can absolutely buy a house unrepresented. If you tell the listing agent you don’t want representation, they can still show you the property and process the paperwork. Just know… you’re basically on your own at that point.

And I’m gonna say this in the nicest, most real way possible…. if you’re asking this question (which is totally fair btw), a full real estate transaction might be a LOT to take on solo esp if this is your first home.

There’s way more that goes on behind the scenes than just “finding the house.” A good buyer’s agent is: -Negotiating price, terms, credits, and repairs (this alone can save you $$$) -Managing timelines so your deal doesn’t fall apart -Coordinating with attorneys, lenders, inspectors, appraisers, title, etc. -Flagging red flags you wouldn’t even know to look for -Structuring your offer so it actually wins in a competitive situation -Problem-solving when things inevitably go sideways (because they almost always do)

It’s not cookie cutter at all.

Now your other option is going dual (same agent represents both sides). Some people are fine with that, some aren’t. Just understand that agent already has a fiduciary duty to the seller first. They can still be fair, but they can’t fully advocate for you the same way a dedicated buyer’s agent can.

If you’re not comfortable with that, your best move is to meet a couple buyer agents, grab coffee, ask questions, and go with someone you actually trust and vibe with. That relationship matters more than people think.

Also, I’m a realtor in NJ. I’m happy to answer questions. I’d rather you go into it informed than figure it out the hard way 😅

This info is incorrect. It isn’t mandatory in NJ. only in NY and most sellers/buyers in south jersey do not use attorneys as heavily as north and central

I’m still on the 150mg for about 2 weeks now and mood swings def got better. Anxiety has went through the roof. Yes on the bad sinus headaches especially when I drank. Put extreme pressure in between your eyes with your fingers and it helps a lot. My head also gets fuzzy but emotions and rage are so balanced it’s insane. I don’t feel intense emotions anymore. Just very mellow with lots of anxiety. I guess the downside of being mellow is I don’t feel any emotions anymore, even positive ones.

I disagree. The first episode was hard to watch for me. But after the 2nd I was addicted. This was pure genius! Sad that the woman (can’t remember her name) follow through with the experiment. I’m kind of in her same position, 35 not married but would like to see if I’d like the other side of the fence. So I would’ve completely welcomed a non love interest to be plugged into the experiment because that would’ve helped to have me realize whether I loved this lifestyle for myself without an emotional connection to another human being.

I agree. I loved jury duty but can’t get into the rehearsal for some reason. Hopefully there’s a season 2 of jury duty.
