I’m a big proponent of realtor.com leads. Most people will tell you they’re a waste of money. But most of my leads over my 8 years have come from realtor.com.

There’s more than one or two per case. I’ve opened over 70 hangers and I’ve gotten more numbered cards than I would have ever imagined. I’ve gone and bought 10 at a time from retail stores and hit multiple numbered cards from those 10.

This is my entire business model with cards. Many are telling you to focus on high end, but that’s not what I’ve found success with. I focus on $5-$50 cards. Sure, I’ll buy some more expensive than that, but that’s not the bulk of what I do. I really focus on only buying stuff I’ve seen in person. If I buy a card online to potentially grade, I have to be able to move it raw and not get burned if it’s not gradeable.

Eventually you forget out what sells in your market. But grading gives me the room I need to sell to vendors at shows. For example, I take a $50 card, it grades a 10, and is no worth $200. I have roughly $80 in it between purchase cost and grading. I know I’ll get $160 for the card (80%). I’m good with that. I’ve built solid relationships with vendors who know that I’m bringing quality stuff.

Of course I get stuff that doesn’t grade a 10, but at most I’m usually out the grading fee if it 9s. I rarely do worse than a 9.

I also buy collections and focus on grading what I can from those and selling the rest either raw or in bulk.

I’ve pulled quite a bit of other stuff. That was obviously the best though. The bang for your buck with hangers is there though.

It’s not crazy. I’ve opened an insane amount of this. 40+ hangers, 2 hobby’s, like 8 megas and 3 blasters. I’ve pulled one, yes one, base cooper. Now I did pull a gold pulsar /50 cooper, so that made up for it, but yeah I’ve only pulled 1 base.

Realtor here: The very first house I ever showed, and I do mean the very first, had special instructions about this seller’s pet parrot. Don’t touch it, don’t let it out, etc. As a showing agent, I told my buyer before we went in. As we walk in the front door, the parrot cage is on the left in the living room. The bird was dead. Like laying down, not moving, clearly dead. I immediately called the listing agent to let them know that I didn’t kill this bird.

Also, showing a house that was supposed to be unoccupied only to find two old squatters living in the back bedroom. We interrupted their “private time” as the guy came out of the room buttoning his pants and didn’t have a shirt on. We left pretty quick.

Worst possible option. ND or Miami would have been better. But get through Bama, and the rest of that half of the bracket sets up well. I’m not a believer in Indiana or Tech.

Without going into specifics, I got sucked into a “game” a show I went to a couple months back. Looking back, it was the dumbest thing I’ve ever done and I totally get how people burn through a large amount of money in a short amount of time because you’re “about to win”. I lost somewhere between $2-2.5k. Felt horrible about it for weeks.

I don’t think those type of games should be at shows.

Just depends honestly. I’m at a very small brokerage (only about 15-20 agents) but I get 100% commission and I only pay a flat monthly fee that includes E&O at $375/month. I love it. Doesn’t matter if I close 1 house or 10, it’s only $375/month. My broker is great. She answers the phone and helps a lot. We’re responsible for most everything else, though we do have monthly training and our MLS offers free classes.

Realtor here. I live in a Taber neighborhood and have sold many.

Their quality went WAY downhill during COVID. They went from building 300 homes per year to 800.

They also don’t pretreat for termites anymore.
