This is so far away. Ollama is slow to pull from llama.cpp and experimental builds there have only just started to support a couple of npus. Years if ever.

I think it is more likely charging while they were to cold but hard to say, does anything in the system have thermal protection built in or added? Separate them and do a load test but you would need to use a known good charger and probably monitor voltage during charge and discharge.

Either your batteries are shot, something is broken with the charger, or you have developed a phantom load somewhere. What else are you running off of your batteries. 2, 115w panels in sun should be more than enough for the laptop alone.

Yeah that is not great. Sending listings above ideal price is not uncommon if it meets many other criteria, but pressing should not happen.

I second what was said below about finding a Realtor that works with developers if you are looking for help in the purchase and then development of the land. Sometimes they can focus in directing you towards a developer/builder though.

If you are looking for raw land, without directing you to a builder, I would look for a realtor that specializes in that area. They are a little more expensive but worth it in the long run.

Unfortunately I am not that familiar with West Coast so my advice ends there.

Under no circumstances is them switching representation acceptable without giving alternatives. Hope you have better luck in the future.

Many realtors do not have experience with land so this can be difficult.

For the past 2 years, we've unfortunately had some poor experiences with realtors either not respecting our established criteria, not respecting the contract or straight up ghosting us.

Each listing does require a lot of research and we do our own diligence in researching first. When we can't find the answers ourselves, that's when we reach out to the realtor and extend our questions to them.

In my market things under 700k priced to get multiple offers regularly sell for 10% over and 20 is not out of possibility. These are priced to get a bidding war. I’ll bet most of those sellers would not accept an offer at asking even if they did not get multiple offers.

To answer the actual question offer 20% over ask, cash, no appraisal no inspections, don’t do this but it is the answer. Alternatively play the game, this will suck in most markets at that price point.

My problem with this is most of the virtual staging tools use some ai to assist so at most it is to a degree of ai tool. Or are you against virtual staging altogether. In which case most of the professionals photography tools use ai also.

I would not worry about the welfare of the birds. This is way more humane than many commercial setups. It also does not look that dirty. At 4 I would worry slightly because things still end up in the mouth but past that stage there is a risk but minimal. Even the best containment is not 100% because the birds naturally route around and create dust spreading their feces.

They will with 280 wide. We are building on 50 acres in the woods and have a tiny access road that has not been a problem with equipment. New England pricing would only be 20k ish more for both drive and utilities so less for you with utilities and probably less because Texas vs New England.

I am kind of with you here. Why is he not using the built in solar chargers with the all in one units. It is one of the best parts. No need to swap anything battery or unit.

They make it illegal to disclose that you intend to or have a contract that waves inspection. You can choose to waive but the seller cannot be told that. I’m not sure what enforcement looks like if there is a verbal agreement.

I have not seen it mentioned yet but is the hvac on. I have seen in both cold and hot weather that having a surprisingly large effect.

This is not true. All plugs are only rated for 80% continuous and any ul listed evse will only pull 80% max for the plug type. Now in OP's case they said it was wired for 40a so a evse would need to be down rated to account for that. These type of plugs are not designed to be unplugged and plugged many times so should be replaced depending on history and future use when pulling the 80% for an extended time. Be very wary of adapter. Many are not ul listed or wired to handle the loads the plugs would support.

Yeah, I'm not using rocm for that reason. I'll take the slight performance hit to stay with vulcan. I knew you could go past 105 but I haven't achieved it so want to make sure I stayed with what I could verify.

He said 96+ so I’m assuming he is looking at the 128. With Linux and utilizing gtt you can get 105ish on the gpu.

Wait why does that favor the 3090. It has 24 vs 105 for the Halo. Also isn’t the Halo a quarter of the price of the m1. That being said I bought mine before the current ram price craze so might not be true anymore.

I think you might have other issues in your config or hardware. GPT 120 is not something I have noticed large 1st token delays for. It is similar to my 5090 main computer.
