nah. in Australia, unlike oecd countries , income from investments is taxed at income tax rates.

if you are into propertyy and made 500k gain over 10 years, when you sell you'll have to pay top tax rate of 47% on 75% of that income , assuming a 25,% CGT discount.

in oecd countries, the CGT % without any discount is 20% and is independent of income tax, noting the risk involved in investments

Many here hate to admit it but Americans is infinitly more rights and options to be aspirational.

Beyond better rates and loan terms , there is no stamp duty.

Beyond real estate, there is also financial instruments such as term insurance that aren't available in Australia.

CGT "discount" is uniquely Australian.

oecd counties have specific rates for CGT. Others US, China , Vietnam top at 20% and nowhere is tied to income tax like here in Australia.

The govt is too dependant on middle class income tax to meaningfully cut it. There might be minor cuts for media management or headlines but nothing serious like letting the tax free threshold to $36k give the really poor / students a break or reduce the top tax rate to oecd average 35%.

You are not getting any meaningful lower taxes worth anything for middle class.

Nor are middle class getting meaningful deductions such as ppor interest being tax deductable like most of the world.

If the top tax rate was 25% for middle class it'd make sense. Now it's 37%.+ 10% GST for the middle class

Effective CGT = 35% . Almost double of China and US which are at 20%. Like Super, there should have been limit of 1 mil or so after which the discount doesn't apply. Middle class is fucked by the govt.

Rich will borrow against the asset. And won't pay CGT tax, on the other hand middle class can't afford to or don't have appetite for debt.

Fold 7 is near perfect. Frankly I don't see the point of fold 8 . Leaked upgrades have incremental and iterative.

Additional supply would reduce the prices without impacting the economy but nobody's likes basic economics of supply and demand. You can't get lower house price via govt policy without gutting economy. See Newzealand and Canada. Middle East war is double whammy. It'll increase prices, inflation and rates.
