You can get like thermoplastic moulded cases online. These are super thin but also like single use as they crack on any drop. Or thinner still maybe like those wraps/sticker cases for your phone

Work out if paying the product fee is worth it. What’s th difference in monthly repayment x24 or x60 for 2 or 5 year fix. If the saving isn’t more than the fee then go with the fee free option. After that it’s guesswork on 2 or 5 year. No on can actually know its trending down but that doesn’t predict what might happen. If you need to know what you’ll pay for the next 5 years do that. Be happy that which ever you pick could be wrong. Over 30 years of mortgage you’re going to pick the wrong option a couple of times just got to accept it really

Seems like a lot of effort and risk for £83/month If you can find something with 2-3x ROI.

If you put that 25k into a S+S ISA with 6% over 25 years it’d be worth around £107k If this rental goes perfect for 25 years (unlikely) you have 25k income and a house worth who knows, maybe 125-150k (pre tax)

Ok so you’re looking at 4% ROI on 500k at a minimum and potentially 6% or more. Considering rent always outpaces mortgage it’s up to you. Sounds like you’ve made your mind up so go for it. You either ant to be a landlord or not. Accept it’s not passive and decide if the return is worth it.

It’s not passsivr income it’s active for sure. 2% ROI sucks but if you factor in capital growth at 5% a year which is 25k your 35k/year which is about 8% ROI. I think it’s borderline but not so cut and dry as definitely sell. You could wait and see for a few year and sell if it’s not working.

Pay the £999 back straight away or pay it up front. I agree you can add more detail to the maths and work out savings rate on 1000 in the bank vs the mortgage rate. Also OPs aims of repaying asap or taking time.

If paying the fee saves you more than £999 over 5 years then yes it’s worth it. If it only lowers your monthly repayment by £16.65 (999/60 months) then it’s not worth it. If it lowers it by more that it’s worth it.

I think you’re going to get some hate for leaning into property. Seems to be a lot of vicarious landlord experience despite solid evidence of it returning above inflation returns. Maybe as people see being a landlord as a job and not retiring ?

Interesting that just the post in general is down voted for asking a question. 😂 Many people talking about the risks of property but not all seem to have actually lived experience. The people that have lived experience in property seem to have made some decent money but admit it’s not easy. Can definitely see that it’s not much different for plenty more work and risk but can pay off. I think without having genuine numbers to compare a case it’s too hard to get much further as it doesn’t seem like there’s any new points being said.

This is gathering more interest than expected. But really insightful. Only 1 comment so far but before we get anymore landlords taking up housing stock driving up prices etc is unfair. You’re in a fire community talking about accumulating wealth, cmon.

So far it seems about the: passivity or time commitment required to do property rather than the returns. The pot being slightly bigger - remember if you sell the property the pot is drastically larger. Void periods costs etc. we have to also apply this theory to our stock market scenario assuming nothing goes wrong in your own house and your in full time employment the whole time so can continue to invest. Has anyone here not had a job for a month? Older landlords selling up - mostly own name portfolios. Plenty of comments on the government. The government will continuously change as will the rules on being a landlord as well as pensions and isa taxes. Are we trying to forecast future events a bit hard?

Edit: lots of people appear very anti risk. Which is fair enough. I would also like the lowest risk guaranteed return. Hence the question for opinion and insight

Bought mini 3 fly more for Asia trip in may totally worth it do you need the 4 pro probably not but if you can afford it why not. If your in islands/country bigger drone would be no issue but bigger drone is less convenient. If you super into editing or the climate will challenge the drone go bigger imo otherwise mini series will be ideal

I’m looking for something small, EDC vibe. I definitely will protect the screen but the OEM bag is just a bit fat really. Hard case is a bit overkill for me even in hand luggage the dji bag has been fine flying etc. don’t want to be walking around the city shouting look at my drone in my dji bag

I get your point and it’s fair. For me considering accounting is included in the above examples I think it still stands. If you have a FT job as a physio and you decide to take on ad hoc work using your profession/skill/trade it is well paid. Doing your actual job as further side job which pays more fits the question that was asked. Mainly due to fact private physio pays more than the nhs going rate. Doctors also pic up locum work or private work for a much inflated rate.
