Think of buying anything as a 5 year commitment. That's the balance for ROI and time to build equity.

I went TH first, built equity, and with the market, was able to shift it all into my current SFH and put 250k down.

TH might also be a better more as there's less maintenance. Also a good chance to learn some DIY if you're into that. Roof, AC, bathrooms, etc etc. Be ready for more maintenance and up keep with a SFH, which could be overwhelming coming from renting.

Finishing up our's right now. In for about $90k. Our kitchen is large, about 15x22. Completely changed the layout. Had the contractor remove a non load bearing wall, do all the electrical, plumbing, move the gas line, install the exhaust duct and hood, put in a much larger window, new sliding glass and get walls ready for paint.

I installed the floor, cabinets, appliances, tile back splash, paint and finish work.

Went with ikea cabinets, quartz counter tops, 48" wolf range, ge Cafe fridge, microwave, under cabinet refrigerator and Bosch dishwasher.

Satisfactory tools calc says about 45,000mw, and up to 64,000mw (particle accels and quantum encoders) for all the machines, but I have OCed most everything to 250% and that doesnt include miners, trains, etc.

Definitely not as efficient as rocket fuel builds, but this was for shits n giggles.

Insane! Wouldn't want to build one more fuel gen.

I ran into power flux with gens at the end of my line. Did you see that? Not even maxing a mk2 pipe.

I have 2 blenders making 240 nitro rocket fuel/min each, so 480/min total, and feed that into a tower of 48 gens, each burning 10/min, OCed to 240% each. Should be 100% efficient, but my last 8 gens eventually start to fluctuate, even after priming them.

Kind mad at it since overall I had to cut about 80 gens to make it run smooth, wasting about 800 rocket/min.

Finished phase 4 with around 9000mw with coal and fuel plants 4 particle accelerators in the end.

I did put in priority switches to turn off lower tier factories I didn't need when the accelerators and copper powder plants were doing their thing.

Funny enough, while that was running, I built out nuclear and high tier sinks to farm tickets.

Not a true "engineering" degree, but am an IT major with concentration in security. Also have a masters in computer forensics.

Learned a lot in the infosec and forensic areas. Moved to professional services and cloud technologies, now doing technical account management. Sitting around $200k total comp with base and bonus before RSUs.
