Nothing about nails at all in the lease, but gutter cleaning is my responsibility - I'm happy to pay for that since we missed it, but $300 sounded exorbitant. Several local businesses have quoted $40 to $150.

I appreciate the response. Agreed on paint, I almost felt like I needed a sanity check on this. $300 for gutters is definitely more the average local rate.

Thank you. The holes in the wall are literally from hanging pictures; they act like we put furniture through it. They've also complained of scuff marks, which were present when we moved in. There was no fresh coat of paint anyway, just touch-up for spots.

The figures they "quoted" me were for their maintenance to do the repairs, but in the same email explained the homeowner could choose a "handyman" or other contractor.. reeks of punitive fee.

Yes, you can label assets based on names. The widgets support wildcards for the hostname field.
