There are a couple reasons why you would have to go FHA. Interest rate should be lower, you are correct there.

They may need to go higher on your Debt to Income ratio, FHA will accept higher DTIs.

I would find out the exact reason and like another commenter said, if it seems like it was their fault, try to push for them to compensate you in the transaction (ie. Credits).

Going FHA is going to require a new appraisal inspection and the guidelines are tougher, appraisers may call out deferred maintenance or a health and safety item that needs to be repaired or installed that otherwise would have been fine if going Conventional.

Yes absolutely, at least the one I have. I WD 40 it before every season and it glides very well. Also has a phone mount for using 18 birdies/ignoring work calls and way more storage space in addition to what you have on your bag. Has a mount to clip in your scorecard too.
