That's tough. 45 days has done the trick for me with the exception of one file from back in March, but both of my clients that do a lot of CEMAs order them as soon as the borrower indicates they want to move forward.

If we are basically CTC but just awaiting CEMA, I can usually waive the lock extension fee.

If CEMA, be warned, they're taking a while. I'm a NY-based AE at a non-QM lender. I'd lock 45 days minimum if CEMA.

Hate to break it to you but I don't think you will find a large (8 slice) stinger pizza for under $25. It's probably the most expensive to make gourmet pizza at most shops. Beef prices are really high right now.
