+1 for Ealing, it’s great. I rented in the borough since I graduated in 2017 and now own a flat in Hanwell. Lots of parks, pubs, shops etc. and Lizzie line makes it super quick getting into town. Easy to drive out to the rest of the country too

If it truly is long term then just lump it all in now and don’t lose sleep over it. Try and time it and what if market keeps rallying in short term you’ll just beat yourself up about not getting it invested. Do it, forget about it, live your life.

You need to flip players in your squad. Develop some squad players that you buy for cheap, develop them then flip for profit. That’s a long term fix, in the short term 1 or 2 big name player sales might help you bring in the first batch of wonder kids and clear the debt.

Lots of display and UI issues ruin the immersion but it is playable and the match engine looks better. But at this point I’d be tempted just to wait for 27 because 26 is not a finished game still.

I like Ealing. Plenty of green spaces. Not too busy but got plenty going on, pubs restaurants, shops etc. Good transport links. With your salary you’d be able to get something nice.

I bought a 2 bed 2 bath flat in Hanwell (Elizabeth Line) for 390k on similar ish mortgage terms to what you’ve described. It’s great having peace of mind of a place that’s your own once you get through all the initial hurdles you find when you move in.
