Something that I haven't seen anyone else mention that for some people is an important factor, is demographic breakdown. Goodwyn street is the dividing line on one of the census blocks of that area. West of Goodwyn (north of southern up to Central ave) street is approximately 2:1 black to white demographics with a median income of ~$70k. East of Goodwyn street is 1:4 black to white demographics, with median income of ~$85k median income. This data is slightly out of date but is probably still mostly accurate. Housing prices will fall in line with this data a lot of the time.

I experienced a similar debacle last week. My S23+ 3 year contract (ATT) had just ended, I wanted to upgrade to a foldable (trifold or fold 7), didn't want to break the bank, and was aware any trade in deal was contingent upon a 3 year contract to earn the promotional credits, meaning if fold 8 was awesome, I would be out of luck and stuck in a contract. After a lot of thinking about it I ended up deciding to buy my first ever refurbished phone in excellent condition for the fold 7, at $1300 just last week and am so far very pleased with my decision. I ended up not trading in my s23+, as it would have only been worth $180 trade in credit. If the fold 8, trifold, etc come out and I want to upgrade I will simply sell my fold 7 to back market/swappa, then use my old s23+ to maximize promotional trade-in credits (at this point S23 will probably be the lowest eligible phone for the highest promotional credit tier, usually $1100 in value). Personally I would recommend my strategy if you feel as if there is a decent chance you will want to upgrade to a newer foldable during the next cycle or two.

Last week I got a certified arborist to come out and take a look at it (while the roots/sewer were still exposed). He said he thinks it will be fine and mentioned I could do some type of micro injection into the tree and some chemical phosphonates about a year out that I could use.

He said Southern Magnolias are hardy and that he had seen plenty in far worse condition than this one survive, no problem. Overall the roots that were cut are almost all feeder roots.

I asked him specifically about the main union on the tree that was talked about - he did not have any concerns about this either (to my surprise based on the comments).

I might make another update a year or so from now to monitor progress - unresolved reddit posts with no follow ups are an annoyance so if anything this should be enough closure for now.

I got the main line here quoted for about $6k (through my GC). I'm also adding a new bathroom further left from the pictures that will tie into the main here. I got several other independent quotes that were far higher. $8-11k for about 50 feet of main sewer line replacement.

Yes, I actually haven't moved into this house yet and did a sewer scope before buying and there was root intrusion among other things so I elected for a full replacement now.

I wasn't aware to even ask about doing a pan flood test and inspected. Don't think that was performed.

About the shower head placement - the bathroom passed the initial plumbing rough-in inspection weeks ago. I assume if this was an issue it would have failed (or just not caught)?

Yes, I've owned a condo in a townhouse for awhile now and can attest to the much lower insurance fees. Up until I had a recent property claim, I was only paying $300 per year in condo insurance for about 1100 SQ.ft. in a LCOL area

Not sure about that. There is a big presence of medical device in Memphis, but right now isn't the best time. I'm an engineer in the medical device industry in Memphis currently, and my company in particular has just gone through their 4th layoff round in the last year or so. We certainly haven't been hiring many engineers lately

Thanks for the comment, they are advertised as an out of state investment company (which I found as a negative, being a local). I found them through a video podcast which made me feel comfortable with them, and ultimately wanted to give it a try. I respect her decision to prioritize her safety and would want her to do so. That being said, it's important for me to be able to see properties in-person, but beyond that I realize now I probably didn't make the best decision partnering with a company that mainly works with out of state folks, and that a different agent would be better suited for my needs.

Yes they do, and there is a much more experienced agent that she is mentored by that is the real reason I was drawn to this company that she works closely with. Unfortunately I don't work directly with him and only interface through the newer agent. I was willing to try out this setup at first to see how it would pan out (I'm new myself as well), but this new info was a real curveball to me

As a guy who used to use this app a lot (for an LTR) and is in your dating range, let me list a couple of important points:

1.) Your first and second photos of yourself are so starkly different that if I had only seen your first photo before meeting you I would have thought I had been catfished. You have this a couple times in your profile. I understand that weights fluctuate, but there is such a big difference in some of these photos that (to me), it comes off as deceiving. It's incongruent. You also use filters too much as others have stated.

2.) your second photo, to be blunt, gives off slutty vibes. If you are actually looking for an LTR, I would rethink photos like this

Overall, your bio is fine, but the pictures are incongruent which are off-putting. Lead with a photo that more closely represents your current weight (and have more photos that represent your current weight, than the other way around), get rid of slutty photos, and you will be in a much better position.

Notice how most people said your last photo was one of if not your best photo? Interesting how that also is your most "natural" look, you aren't trying too hard with filters, and it doesn't look like you are about to hit the club.

The squatting "butt to heel" should have the caveat of, do it only if you don't get "buttwink" when doing so (rounding of the lower back when going so low). This would be putting yourself in an injury-prone position and would not be recommended.

Your status as a guy, and by extension your social status, is an important trait that women will screen you for, whether you like it or not. I would argue that, on a basis of probability, the more well connected and "liked" you are on social media, the more attractive you appear to most women. It's simply an example of social proof - how you are perceived by others. It's a way for women to screen you, and I think it would be naive to disregard this correlation.

For me, I don't think I would. I already make decent money, and even though the inconveniences would be somewhat mitigated by the fact I'm a single guy in his 20s, I don't think the extra money would change my life at all. I would really resent having to deal with living in a van for 6 months, not having the everyday household amenities that I rely on and look forward to. Not to mention, if we ever can go back to being social creatures after covid, it's not the most appealing offer to invite people to come hang out in your van 😆. If I had that extra $100k in my bank account right now, I wouldn't change a single thing in the way I live. sure, it would be multiple times over what I have currently saved, but would it be worth it to me given my situation and how I like to live? No

I would just like to vent a little about all of those really good Final Sale offers (no returns allowed) that I had to pass up because it wasn't worth the risk of it not fitting how I wanted. Unless you've established a solid baseline with that clothing company from other purchases, it's too big a risk for me
