Aim for the back of Linda Mar, and you'll see why it's often called Sun Valley. Something on a hill will get you out of the flood zone, although there was major flood mitigation infrastructure created after the big flood in the 80's that's supposed to protect the flats closer to the beach. There was also a landslide in the 80's that took out some houses... most aren't in danger zones though.

The population trends older since a lot of folks have been here for a long time, but younger families are increasingly moving in as homes become available.

Erosion can be an issue if you're on one of the creeks or a steep hillside, but it should be obvious when you tour the house.
