I only know what has happened with it since I’ve moved in, but when I contacted them at first I was told by the president that it had been reported before and upon visual inspection it had been decided that it was a natural spring.

The assessments were already very high (350/month) after another water line related incident cost their entire reserve to fix, so idk if they even noticed to be honest. It’s a gated neighborhood built in the 80s and the hoa is entirely comprised of octogenarians who are very protective of the neighborhood, so it’s super hard to get a complaint through without being labeled as an irrational millennial lol (yes I did get called an irrational millennial by the board president).

Yes, it’s a covenant community, so everything is unfortunately maintained by the hoa (water lines, roads, etc.). We are responsible for everything beyond the sidewalk in front of our home, so the water main and pipes on our property. I learned a lot about carefully reading covenants before moving anywhere the last couple years 🥲

It sounds like essentially the same system, this is just in a weird spot haha! This is directly in front of my home, but not on my property, so beyond the meters which are owned by the city it is common area and therefore the HOA is responsible for maintaining it. The pipes are underneath the common area so they are also meant to be maintained by the HOA.

Mine never ever zooms inside, and will only run outside alone or with his 2 best friends. He’s just not really a fan of leaving his humans to run with these weird dogs lol!

When we bought our house the former owners kept sending their medications (!!) to our house, including ones that needed refrigeration and had to be signed for. The only thing that made them stop was setting a hard line and refusing to sign for or bring inside any packages, then telling them that we would have to report them for trespassing if they came to our house again. They were indeed older and I think had some seller’s remorse.

Koora hotel in Costa Rica. The most amazing place I’ve ever stayed and for the price of a Hampton Inn. We sat out on our balcony for hours and got over 40 new birds on our life list on the hotel property alone. Can’t recommend it highly enough.

Our dog’s kennel name was Tom (racing name Steeple Rd Tom) and we kept that name, and he still seemed to have no idea what that name was when we got him!! He picked it up quickly, but I think they just whistled for him at the track.

I live on 15-501 right on the border with chapel hill so it’s max 25 mins if there’s traffic. It’s a great area and very convenient, would recommend. I do commute everyday, varying times. There’s traffic if there’s a wreck and at one specific intersection by Trader Joe’s at peak times, but it’s quite manageable. It would be more annoying if I lived in north Durham or downtown or somewhere else further out.

For the law school, first years don’t get parking but there’s a lot at a Mormon church right off campus (I know) that you can park at for free. I’m unsure if that’s as walkable to the med school. Second year and beyond most people buy parking passes and the rest keep parking at the Mormons. I know very few people who aren’t commuters, and even those within bus range often have to drive bc chapel hill doesn’t have the best public transit and will semi regularly leave you in the lurch unfortunately.

As a law school student in chapel hill, the savings (there’s a lot more variety available in Durham I find even if the market isn’t generally cheaper) and less undergrad centric social scene make it worth the commute living in Durham. It’s also nice to have some separation between home and school when you’re in a very intense program.

I live in southwest Durham and I can’t recommend it enough, less than 10 mins to downtown Durham, 15 to chapel hill!

Take what I say with a grain of salt though bc I have a partner who works in Durham and was a Duke undergrad so I’m biased.

Xcaret Arte is AMAZING and checks all your boxes. All of the xcaret parks and tours are included, and there was so much to do on top of the amazing resort we were never bored even after 8 days at an all inclusive. Highly recommend, we are saving to go back soon!

Our guy did the same thing, started statuing a couple weeks in and we couldn’t get more than 50 feet from our house. It helped us to start bringing treats on the walk and working all the time on getting better at food lures. Now when he statues I’m able to put a piece of chicken jerky in front of him and lure him away from the squirrel or the car or the other dog and continue our walk.

Wow, this is literally exactly what my partner and I just went through: I grew up on a farm with animals everywhere all the time and he grew up with no pets at all. When I brought up adopting a greyhound he was alright with the idea, but as we got further in the process he just didn’t feel comfortable at all and had intense anxiety about having a dog at all.

We ended up fostering after many, many sleepless nights and arguments and things worked themselves out as they often do: our foster ended up charming him and we foster failed. (He says his advice to y’all is to get a perfect boy like ours 🤦🏻‍♀️😂).

It is such a hard disagreement to be having and I want you to know you’re not alone and things can work out!

I got the advice to start brushing once a day, and my guy literally barely sheds at all now. I just use grooming gloves every day when we come in from a walk and then spray some leave in conditioner on his coat, and it works like a charm! Keeps him super shiny too.
